Thanks! It went right down to the wire, with a very nervous ftb at the bottom of the chain, and me realising I hadn't informed my buyers about a slight alteration in something that was happening next door. But its all done, and now to confirm the removal men and to throw out everything I can into the recycle bin
or the charity shop

The EA telephoned just now to say that the buyers' solicitor has told them not to exchange unless they are allowed to visit the house again. AAGGHH.
I really resent that. I get the feeling they think we will trash it before completion. We are middle aged responsible people, not thugs. The only reason I would not let them come around tonight was the lack of notice and the fact the place looks like a tip.
I have had to agree to them coming on Friday, which means I have to spend ages sorting stuff out and cleaning. This house selling is a NIGHTMARE.
This is perfectly normal Vet for a visit....Let it happen and please don't stress yourself about tidying up, people are human and will understand....We have suitcases blocking one of the built in wardrobes in this house, and every time i have siad to people viewing i apologise but we're moving soon and they don't bat an eyelid...
They will be going through exactly the same so will understand the mess completely...;)0 -

DO NOT clean like crazy for them. It’s probably good for them to see you’re getting on with things. They might just want to measure a few alcoves or something to see that their furniture will fit. You turning down their request has unfortunately raised suspicions, that’s all.
As regards “…the property is still held 'in trust' by the vendor on behalf of the buyer ie its not yours any more once exchange takes place but you are legally required to look after it as if it still was such as any running repairs etc….” it is actually still yours, not theirs, and my paperwork states the following:
Damage to the Property Between Exchange of Contracts and Completion
The seller remains liable for the property until completion and should keep it insured. At completion the seller must transfer the property in the same physical state as it was at the date of the Exchange of Contracts (except for wear and tear).
A buyer can withdraw if at any time before completion the property is no longer usable in the same way that it was at the time the contract was made.
Logically the buyer could then claim against the seller for losses due to the failure to complete.0 -
Sorry, was trying to avoid legalese - should have put that the legal estate is still with the seller but the beneficial interest would now be with the buyer after exchange - the seller is holding the legal interest 'in trust' which is what imposes obligations to look after the property though no actual requirement to insure, any damage would need to be put right before completion. So yes the seller does remain liable but the position will be slightly changed by a trust situation.
It's a few years since I studied conveyancing & I have never practiced but I've recently had cause to get the old books out esp as we got to within 2 days of exchange before it all went pear shaped0 -

Aw I do feel for you, sounds like more stress you don't need. Although obviously as people have said they should be allowed to visit before exchange, it seems like it's the short notice that's the problem - you didn't say they couldn't come round, just not that night. i agree with others that you shouldn't go to too much trouble to clean etc - mess is to be expected if you're packing, and it shows that you're serious by getting on with it! Until we exchange there is no guarantee the sale will go through, they could still pull out. So until we exchange I do not want to start on the long hassle of BT, electricity, council tax etc. etc., all those people you have to notify about moving. If we do not exchange until Friday, it will be Monday realistically before I can get things done.
How can they possibly expect me to arrange all this plus removal men etc. in 3 days. I have told them the earliest is the 20th, but if exchange does not happen this week the date will have to slip back again.0 -

We wanted to sell quickly as the house move meant that we were living apart. We dropped the price and sold within 6 weeks. Financially, it was the right decision too as, with falling prices, we wouldn't get as much now as we sold it for then.
Well, we just had our Rightmove stats for another week and it shows that people just aren't looking at the details of our house for whatever reason. It's time to ring Housenetwork and think about reducing it methinks (3 weeks and no viewings).....0 -

But for 6 weeks now. Rightmove stats have improved but crucially no viewings. Not even after a price drop. Added to that I do not appear to have the most proactive EA either.Set your goals high, and don't stop till you get there.

It's knowing what to do for the best really.... We're using Housenetwork, so in theory it's Rightmove doing the "work" for us at the moment rather than an EA ringing around (or not as the case may be). It's hard to define whether these stats reflect August being a typically quiet month or whether it really is our house not being attractive enough for people to view.
What I don't want to do is reduce the price too much only to find it was 'August' being the problem, but having said that our stats our down again from being down last week.
