    Hi

    Hope you don't mind me gatecrashing...

    Only 2.5 weeks in and house selling is driving me mad!! (Straight jacket at the ready please!) I'm usually the most patient, placid person you could ever meet, but house selling does "Incredible Hulk" type things to my personality :mad:

    DH has started his new job 150 miles away and myself, 2 daughters, dog and guinea pigs are left behind until we can sell up and join him.

    House went on with House Network 2.5 weeks ago and although we've had hits on their website and Rightmove stats were encouraging, still no viewings. Probably 2.5 weeks isn't a big deal in the property market right now, but because we have pressures to sell asap, each day that goes by without that phonecall - my skin starts turning green...

    fozzy lozzy - I know how you feel! My hubby went ahead of us when we were trying to sell, he was around 250 miles away (with our eldest son) and I was left with the other 5 children and the dog whilst trying to sell up. It took us over a year to sell and hubby was gone for 11 months, but we got through it and eventually came out the other side!!! Good luck!

    Ahh there is hope then!! Glad to hear you got there in the end. The quicker you need to sell, the longer it seems to drag on especially if there are no viewings.....

    At the moment I am just so tempted to drop the price as low as we can and probably lower than we should and just be done with it!!!:eek:

    Annoying, isn't it?

    I really can't decide if it's worth going to another estate agent or not. all the other flats are on with different EAs and not been sold yet, one has just had its price dropped by about £5,000. I keep hoping we've got an edge on the others because we're the only 3 bedroom one for sale, all the others are 2.

    Just a thought, but is the fact that 3 beds like yours are scarce worked into the initial description everyone sees; something like "rarely available three bed flat"" or similar as you/the EA see fit?

    Good point, and no it's not. Thanks, I'll contact them and ask them to change that. :)

    Fozzylozzy - I know how you feel. It took a month for us to get a viewer and that's been the only one so far. The EA keeps assuring me there's interest but it doesn't feel that way based on the viewings, or rather viewing.

    We are still waiting for a buyer keeping getting hopes up but nothing............2 bed roomed ground floor flat nice sized rooms and no chain with a garage......have come to the conclusion my EA is useless got my daughter to ring the other day as a buyer and she was fobbed off by some girl who just emailed her some flat details didn't even bother to get her number. We are at a loss to know what to do next as been on market since April knocked the price down twice. We are struggling now as paying for the OH flat and my house and its a nightmare.

    Any advice would be great

    we did that because I could see months of viewings ahead and we just wanted it done and dusted. The lower price attracted a good buyer within three days and we are now exchanged. Getting rid of the stress and getting on with our lives was worth the financial hit

    Can you rent? That's what we're going to end up doing as we can't go on paying our rent and the flat's mortgage at the same time plus all the other bills...

    It's not ideal but FTB are in short supply and we've got competition and lots of it and even dropping the price is making no difference to one other party so we feel it's the only other choice...

    Fozzy msut be hard when you're all apart, would it sell at a much lower price do you think?

    Dropping the price considerably is going to be the best option for us in our situation I think. I guess I'm worried that we mightn't get any viewings even if we do this, which might lead us into a worse dilemma later on. Probably a risk we have to take.

    I worry that lack of viewings is because we're not on with a high-street agent, but then hear lots of good things about online agents (we're on with House network), then I get a bit more neurotic worrying it's because we live near a railway line, have a downstairs bathroom (we have an upstairs loo and sink), or even that it's because we are number 13!!!

    I'm going to look at our Rightmove stats when they come through on Wednesday and make a decision then - but of course hope that tomorrow HN ring with some viewings booked and we sell for full asking price :rotfl: In my dreams I guess.........
