    To all you sellers out there. If you had a first time buyer, funds in place, and he was flexible with a moving date (ie he could move straight away, or could wait several months if need be). You had a price on your house of, for example, offers around £170k. The valuation of your house was £167k, and someone offered you £168k - would you turn it down flat, and not go back to your EA to tell them how much more you wanted?

    My son was interested in a house. So were another couple. The sellers decided to put it to sealed bids with a closing date. The date came and my son was the only person to put in a bid. That was over a week ago and they just turned it down. They haven't been back to try to negotiate or anything. Even my son's solicitor said it was strange.

    It wasn't a fixed price, or offers only, or even an asking price - it was 'offers around'.

    We can't understand it. He still offered over the valuation.

    Jackieb, that’s insanity letting a mere £2k drop go by. It clearly falls in the ‘offers around’ category. Some people are strange! Are they still on the market?

    Sorry to hear that.

    So much for: ‘they wanted to speak to their FA’. Like me, I expect you’ve had enough of these deceptive people viewing. Why can’t they just be honest? Telling stories is so stupid. It reminds me of kids in the schoolyard saying their dad’s got the latest Mercedes and then you walk past their house to see the ancient Austin Allegro… :)

    I have to say that as regards the measuring, I wouldn’t like to find that measurements had been taken into fitted wardrobes. You might find your king size bed fits in, but you can’t open the wardrobe doors. I think measuring into an alcove is okay when it states that. A local EA here finds the very longest dimension of a room and puts that down with no note, so I imagine he wastes a lot of viewers’ time.

    You’re home and dry usually after exchange. On occasion things go wrong, like the seller dying, or a huge change to the property like a fire, but in general it’s reasonable to assume you’re okay. I’m sure someone will bring up the welshwoofs thread soon…

    Yes. They took the For Sale sign down the day before the closing date as they must've thought they'd sell. It had its closing date online. The day after the closing date the For Sale sign went back up, and it's back on for the same price online.

    The trouble is my son put his highest bid in as he thought he would be bidding against someone else, so he can't go back to negotiate. But he doesn't want to pay way over the valuation anyway as he'll only get a mortgage based on that.

    His solicitor said they might get back to him yet. I would tell them where to shove it, but the house is ideal for him.

    He could say that his offer still stands for ten days?

    Or, he could offer £2k less now?

    It’s probably worth a stab if the house is right for him.

    If the vendors do get back to your son (which shows they realise how shortsighted they were) I definitely think he could then offer a lower price as he has nothing to lose.

    The house has been on the market for less than a month. We did wonder why they had put it to sealed bids so quickly. We then wondered if they'd changed their mind about selling, but not after the for sale boards went up and it was back on the website.

    The solicitor says that putting a closing date on it usually draws people out of the woodwork and they come to see the house before the date closes, so anyone who is likely to want it would have already been to see it.

    When we put an offer on our house, the sellers estate agent was right back to us, saying that they wanted substantially more, but would accept £5k. This is the same EA but they haven't been in contact or tried to negotiate at all.

    That is unusual and not very efficient of the EA. My (fingers tightly crossed) buyer viewed my house, put in a very low offer which I could not accept but the EA negotiated between the two of us and I did eventually accept a £10,000 drop on my house which I am happy with. I would have eaten your son's hand off for an offer just £2000 below the market price! Do hope he hears soon or finds something better.

    @ Az, Sorry to hear there was offer on your property. Chin up eh? Just giving the hallway doors (all bl##dy 5 of 'em their 2nd coat) But it has brightened the hall up.

    @ NEH, As above & yes the new EA seems??? to be more positive & suggestive to hopefully bring in the viewers.

    @ not-loaded, point taken on the measurement situation, but this EA has put both measurements for the available & total depth of the rooms concerned.

    & finally @ Karmacat, Er! now I'm not sure wether you are being mis-guidely impressed with my prowess regarding the Blackberry comment on my last post, or you are pleasantly taking the wee wee. :rotfl:
    If it is the former, and you could see my mobile 'phone that myself & SWMBO use which resemble house bricks, you'd soon realise the all dancing 'phones aren't for us. We got ours from a guy called Adam & his erm! Missus Eve.:rotfl: & in case you were fooled, the explanation is that until we sell, the sad looking, what I have Christened the Blackberry gets clicked to head my posts. But you were taking the Michael, weren't you???;)
