GT, I've been told, if viewings are aplenty but still no offers then a price drop is probably in order/will help but obviously you've got to look at your own situation and see if it's feasible. I've dropped the price twice now, as I'd be glad to get even a cheeky offer and try to get it negotiated up to a decent one now, but if you'd have asked me to drop my price 4-6 mths ago I would've been mighty annoyed lol!

I think it is time for me to join you as we are on right move as from this evening.
I have scrubbed and polished and cleaned and filled all the shrinkage cracks and the house is gleaming. I have de-cluttered and bought the `posh` bedding set especially for viewers. I am washing in the evening and drying on a heated airer overnight so all washing is ironed and away by 8.30. My car boot is full with all my teddies and my dis-mantled dress form and ye gods I am wondering how on earth I am going to keep this up. The walls and doors are all gardenia and the carpets curtains and blinds are the very best quality and are being included
Our house is a 5 year old townhouse on the very best southerly aspect of the area where we live, overlooking only beautiful listed parkland. EPC is 81 so it costs only a little to heat and is bright and sunny. We share lots of beautiful acres with the other leaseholders and we are 30k less than another house with a less good aspect and which appears cluttered and twee. We have the expensive fitted units in several rooms and they don`t. The agent advised 30k more than we are selling for but we want it done and dusted. We have no mortgage and have managed to almost exchange on the house of our dreams 90 miles away and it is worth it not be be stressed too much. Mind you we have used every £ of our life savings because we want to be forward chain free
So now we wait in anticipation and I am clinging onto the fact that we have eventually sold every house we have ever had for sale in our time ie over 39 years. We don`t care that we are selling for 65k less than we paid for it 5 years ago as we had no rent and no mortgage to pay
None of that stops me from having butterflies0 -

Main thing is that you tried, and now at least you know. Only stretch the budget if you really think it's worth it, otherwise it's best to walk away...but you already know that

Why are some buyers so stupid?
We have had several viewers and one not too bad offer. A couple with 2 children came around on a very wet day. Over a month later they asked if they could come again. Great! They spent over an hour here and it is only a small place. They then, bizzarely ended up in my neighbour's house for half an hour. I assume she was nosily hanging over the gate to see what was going on and invited them in to grill them!
They then made an offer which I said was a joke, it is about 85% of the asking price and £40,000 lower than the existing offer. I turned it down, so they asked if they could come back again. Sigh!
More cleaning and tidying and standing around in the field with the dogs. They were here for another hour. What are they doing? They could crawl around the entire property on their bellies in under that time.
They really like it. Great!
Now they have made their final offer as they cannot afford any more and they have only increased it by £10,000. GRRRRHHHH.
Why are they wasting my time, their time, the EA's time viewing properties which are clearly way outside their price range?0 -
Oh dear Vet8, that is bizarre, what on earth did they need to spend an hour at a time at your house for? Are you sure all your items are safe??!!
I guess they thought they could 'try it on', but if they call back again, perhaps you need to inform them that you have already had offers in excess of xxx that are under consideration/not being accepted so that they know you won't entertain any stupid one hour viewing requests again unless they cough up a much better offer.
