Hi all,
Had a viewing today with a really lovely South African couple - spent ages with me, as was a bit of a mix up with the agent. Feedback - they LOVED the house, but are worried about the parking, so it looks unlikely
They haven't quite ruled it out yet, gonna go away and have a think but aarrrgghhh am so frustrated. Agent said if parking wasn't a problem they'd have snapped it up from me straight awayNot the first time I've heard this! I did tell them about the agreement in principle by the council to remove the lines, and also the potential for them to rent the steep bank land from the local housing association to make parking for themselves (something which we haven't/can't do due to time/costs) so I really am not sure what will happen. Will keep trying as usual to think positive.
I was woken up at 4am by the kids today and couldn't get back to sleep so I did some comps and won three prizes!! I was really hoping my luck would last for the rest of the day, with an offer of some sort....I wait in anticipation...

EA phoned - survey has suggested problems with the roof- rising damp from kitchen floor quarry tles - and electrical work may not be up to latest regs :mad:
Pointed out the whole house was rewired ten years ago so not sure why this was a problem and that we were unaware of any problems with damp or the roof.
Looks as if our buyer still wants to move if things are sortable and we can "meet in the middle" as far as price is concerned.
Long chat wth DH and have convinced him to be reasonable and just phoned back the EA to agree. I'd feel a lot more motivated if we had found somewhere we really wanted - but could not face any more disappointments right now."This site is addictive!"

Well after this morning's disappointment, a big shock came....
We have an offer! Albeit a low offer, but an offer nonetheless.
We are both over the moon.
The woman that saw it this morning loved it and needs to move quickly. Her current purchase fell through and she is in a chain that needs to complete by the end of July.
She came in at £125k (it is on for £133,950). We have told EA that we want closer to the asking price but have offered to come down to £132k. 130 is the figure that we would be happy to settle on, but EA has said that the buyer 'can only afford' £128k. So EA is calling her now to explain situation and we will wait to hear.
Part of me thinks that she seems like she needs this more than us so we should stand firm. Another part of me likes the idea of moving by the end of July and, after all, 128k and 130k are not a million miles from each other. I'm sure a deal can be done.
Any thoughts?

Methinks you have answered your own question. But it is a dilemma. If she can truly only go to 128K & you stick to 130K she would have to walk away. 2K between selling & still waiting for a better offer could be ages away.

If she wants it badly enough may be worth holding out and sticking to your guns for a few days...She's desperate to move, has a limited time span, and likes your house....If it was me i would hang fire, maybe give her the weekend to think it over...0 -
OH just spoke to EA again and the viewer has upped her offer to £128k. I would have liked to mull this over for a bit but EA said that she wanted to reject it and try and get a bit more for us. OH, flustered, agreed so that is what's happening right now.
Would have preferred to have the 'ball in our court' a bit longer but I suppose we have to let EA do their job.

Elona - hang in there hun, the buyers seem sensible enough to meet you in the middle rather than pulling out so looks like they're still keen to go ahead...fingers crossed for as little agonising as poss until completion from now on!!
BeeJay - sorry must've missed the HIP q, but glad SWMBO found out the answer, no wonder she's a SWMBO hey?!
Twisty - how very exciting...I think you're right to stick to your guns, sounds like the buyer is the one stuck in a bit of a corner, so hopefully you can come to some sensible agreement, good luck for it.
Me - well, there is a teensy possibility where I might be able to get permission to make some parking near our home. I've identified some land which I can rent off the local HA for next to nothing, and it's actually just next to/outside of one of their car parks for their flats (opposite and across to where we live), so would almost be an extension to their existing parking. BUT anything/everything that could go wrong probably will, and I will probably need planning permission (which could take 8 weeks) but I think it'll be a step in the right direction if I can get it done.

Az, you never know sometimes people see a few other houses and realise they like the one you have more than the rest and enough to do a bit of work. I have my fingers crossed for you!

EA has spoken to woman and she insists that £128k really is her maximum. She thinks she could scrape together another £500 but that really would be it. I think I would come down to 129, but am not sure she could even come to this.
Not sure what to do now, might let her sweat for a bit!0
