Have returned the additional questions raised by buyer's solicitors to our solicitors. Am hoping there isn't too much that holds things up - think that lack of documents to do with extensions that happened before we bought it may be a bit of a stumbling block but can't remember what happened when we bought.
Am presuming the mortgage valuation was OK as haven't heard anything to the contrary (it was done a week last Friday). Hopefully this won't jinx me and there won't be phone calls about it tomorrow...0 -
OMG, Beejay, et al. just to let you know, 2nd EA has just rung to book another viewing for tomorrow morning...I am SO pleased! He started work on Monday, called me with a viewing for this morn, and now that he's seen my property/plus price drop, I think he's pulling out all the stops to get buyers in. I might be over-reacting, but going from nothing from them in 3 weeks, to him getting 2 viewings over two days since his first call to me on Monday, I am impressed! I do now feel I did the right thing to go multi-agency, as maybe it's fresh eyes that need to get the house moving (first EA may be a bit deflated after so many viewings and no offers but I guess the price drop will help too). Let's hope the positivity continues...am smiling to myself now!!

It's not the lack of viewings that's the problem, it's the lack of any offer whatsoever. My situ exactly, have had over 50 viewings now since it's been on before Xmas, but only one offer which fell off the table as buyers quickly realised they couldn't finance even the initial offer...The 'problem' with our house (I think) is that the garden out the back is on a level higher than the actual house and you have to go up steps to access it. Also, there is no drive for parking so it's first come / first served with roadside parking. I can't think of anything else that would put people off, (the third bedroom is small but it is the same for most of the semis round here) So, would a wierd garden and no drive be enough to put people off? We've lived here 17 years, have recently had a new roof, new bathroom and kitchen, and the area we live in is pretty good (as good as inner city areas go!) for schools shopping etc. House seems lovely enough, but the kitchen pic could possibly be taken at a different/better angle and the living room/diner pic doesn't do the size justice? If it's 25ft long, the pic makes it seem like just a normal smallish dining room, can this be re-taken too?
Are we priced too high? Should we lower the price again? I'm getting desperate cos we need a quick saleNot sure on the price situation but I think there's some gurus on the forum who are brill at the price comparison/relativity thing, hopefully someone can advise further?

oh, it's my own guesswork that the problem is the garden and parking - the feedback we've had is a bit wishy washy.

If it's the Rocky Lane property that's been thrown up on Rightmove, it looks right, a good solid traditional semi.
Obviously I don't know the value of the area etc. but the pics seem okay, so it could be the parking that's the stumbling block.
Having said that, I can get at least 6 cars & our MH on the drive & I'm still struggling to sell.

Had another look at GTs pics. IMHO I would ask the photographer to squash themselves as much as possible into the room corners to get a better perspective of room size. I've also looked at it at "street level" & I would say that parking would be the main issue.

Yes, am sure it's about that much, averaging 2-3 a week sometimes..up until the last couple of weekends, we've had viewings every single weekend :eek: which is why I'm so frustrated.
Anyway, it hasn't quite finished meand I try to remain positive as ever...

Thanks so much for all your comments. very much appreciated and it helps to know I'm not alone. I may have a think about re-doing the pictures, although, as I said it's not a lack of viewings that we have, it's just that we haven't had offers, so I'm not sure that changing pics would help. The garden is on different levels so I think that may also be the problem, as well as parking. This is a pic of the garden (if the link works - it may not) I may add this to Rmove so that at least it will weed out the viewers for whom a level garden is a necessity.
