Even though we have a viewer this coming Saturday, I'll more than likely be giving the EA their 2 weeks notice on Thursday & employing a different EA, or having a joint agency. I'll need to discuss it with both EAs.
But one thing needs sorting & that's the HIP. If I do change the EA to take over the marketing, the HIP simply carries on, but from what I understand, if there's a break in engaging another agency, the HIP has to be restarted as that would be construed as the property is no longer on the market. What the time lapse would be, is the question.
Can anyone clarify this query?
It's probably a pointless exercise changing EAs, as the same buyers would no doubt have looked in all the EAs offices in their searches. I don't have any issues with our present EA, just the fact that not a lot has happened in the 12 weeks I've been with them. Maybe after Thursdays election, things might be a bit clearer.

Beejay I've taken on a second agency rather than ditching my first ones as tbh they did a lot of work to bring viewings in, but no offers converted. I think having two of them they may put in more work to fight for the commission, rather than taking it for granted and being a bit laid back in sole agency, in your case?

Just had a phone call from EAs, 2 more viewings for the weekend. So why am I feeling so deflated? I think it's because I have no faith that these coming viewings will amount to anything.
It's not the lack of viewings that's the problem, it's the lack of any offer whatsoever. The 'problem' with our house (I think) is that the garden out the back is on a level higher than the actual house and you have to go up steps to access it. Also, there is no drive for parking so it's first come / first served with roadside parking. (although there is access to the back of the house via a throughroad for off-road parking) I can't think of anything else that would put people off, (the third bedroom is small but it is the same for most of the semis round here) So, would a wierd garden and no drive be enough to put people off? We've lived here 17 years, have recently had a new roof, new bathroom and kitchen, and the area we live in is pretty good (as good as inner city areas go!) for schools shopping etc.
Are we priced too high? Should we lower the price again? I'm getting desperate cos we need a quick sale

oh, it's my own guesswork that the problem is the garden and parking - the feedback we've had is a bit wishy washy.

Az, I wouldn't say my EA didn't try, but that was my feeling initially, but since I read the riot act after a couple of weeks or so, they did pull all the stops out. New pics, write-up, block ads in the press etc. but only resulting in 3 actual viewings. 1st one was the decor lady (she didn't like it!) 2nd a young couple,(no feedback as yet) & 3rd the one with the insulting offer.
So, are both your EAs happy with having a rival in the camp so to speak. Also is the front garden not a bit cluttered with two boards up?
Finally are both EAs agreement dates running concurrently?
Still hoping for an answer on the HIP query.

Have just had a phone call from people wanting to survey the house for our buyer.
Pointed out a very comprehensive survey had been done a week ago for our buyer. "Not by us - this is for the mortgage!"
"But they are a cash buyer!"
Eventually suggested they phone our buyer and if another survey is needed then we will arrange something quickly.
As our buyer wants completion by 21st and we are paying out to rent somewhere from the 14th on the understanding she is a cash buyer and it is a quick sale - I am bewildered now.
We looked at the house we are renting and DH is even considering buying - and it is far to big for us to buy and would not be sensible- but would be fine to camp out in so we do not lose the sale."This site is addictive!"

I'd say the first agents weren't particularly pleased but prefer this situ to me dumping them and going sole with the other; Also is the front garden not a bit cluttered with two boards up? The boards are on my new fencingand no, don't think it's too cluttered...tbh I just want SOMETHING to happen, and now that the second EA have a new lad in the office, I'm feeling more hopeful as we've had a long chat about what he will do to get things going. Sometimes some communication is better than none!

No tie-in, just whoever gets the buyer takes the commission (and managed to knock the second EA down in commission a bit as first is offering free legals!)

It's a nightmare really, just really didn't think I'd take so long to sell, but I guess I'm not the only, thus I joined this board for support! Fingers crossed two EAs are better than one in my situation, if anything they'll do a bit more work to fight for the commission.
