Hi all,
this buying and selling malarkey is a right pain in the butt isn't it.
My Mr and Mrs FTB have had to pull out due to their valuer undervaluing by £25k :eek: this surveyor was not local and was not aware of the market conditions here. I was lucky (at the time) that someone else who had viewed but was not able to proceed earlier, put in an offer of the same price. However, she had been thinking about it over the weekend and decided to pull out yesterday.:eek:
I'm now at my wits end, I just don't think I can take any more of this. It now looks like I will have to pull out of the one I was going to buy. Mind you, a friend of mine said she was concerned about the location of it -being sandwiched between 2 waterways. It has never flooded (is only about 10 years old) but who's to say it won't in the future she says? My insurance co were not enthusiastic about it when i gave them the postcode. It sits right on a flood plain and is low lying. Do you think it could be a warning sign to me not to rush ahead with it and get wet feet so to speak?
I have got interest from the cash buyer who was around originally too. I'm just not sure how committed she is to it.
For now, I am seriously stressed and continually shaking and either not sleepiing or wakiing up with nightmares.

Hi everyone
I have finally joined the ranks of being a seller (..in these difficult times), and also selling for the first time.
I am selling my flat in Scotland and it has just went on the market, unfortunately there are 8 other flats in my development for sale. Myself and my partner have already moved out, currently living at my parents as we are saving for a wedding and have decided to basically start over again, and also get rid of debts and save for a deposit this time, which we didn't have when we bought our flat.
So I shall share my experiences with you all over the next month(s), year..etc

I have put my house on the market in October with Housenetwork, not one viewing in two months so put it up with Pattinsons as well - Still no viewings.
I have no idea why and wonder if anyone has any suggestions as to what I can do? we have found a house we want to buy and are ready to go...

i've had a look, and your house looks really nice. clean tidy and very presentable i'd say. but if i were to be really picky:
~ the view of someone elses windows so close out of the bedroom window is a little worrying - perhaps you could put up nets just for the photo? then they can worry about seeing their neighbours bedding later, after they've fallen in love with the rest of the house!
~ is the car space/yard too ugly to show? it might be better to show it as apposed to 2 similar pictures of the front - unless they read to the end of the description they might think there is no outside space at the back at all.
~ also, i'm not too sure about the photo of the shower curtain. is there no chance of a better shot? it makes it look like the room is very pokey. But even if it is, there's no need to shout about it!
Though i'm obvioulsy no expert as i'm still trying to sell mine!! - it's quite similar to yours actually.

If it's any consolation, Spirit, I missed out on a lovely house a few years back and was gutted at the time. I later found out that a huge development took place shortly after I moved in somewhere else and now, going back there, it just isn't as nice as it was when I viewed.
Also, with regard to difficulty getting mortgages - according to the BBC there are now more products available than there were this time last year, so I think fewer purchases will start falling over the mortgage stumbling block as was the case this time last year. Certainly hope so. I've been looking for three months and have seen virtually nothing, and everything I like gets snapped up within seconds. It's very frustrating.0 -
catmiaow - we put our house on the market at a similar time last year and didnt get any viewings til the February. There isnt anything else you can do. Its just the whole housing game that has to be played, sometimes we are more lucky than others, Good luck!0

Not well myself - I've been quite ill with the stress. My buyer pulled out at the xchange/completion date pleading a terminal illness in the family. Its the 2nd house they're pulled out on so they must enjoy wasting money. A glimmer of light at the end of the tunnel is that the house I'm buying is a new build and the builders are looking at part-exing my house. Add to that the fact that I have been having a hard time at work and life isn't fun at the moment. Hope other people have more luck.
Oh dear, I think we are both in the same boat Skintlass :sad: though it does sound hopeful that the developer might px your house. I might think about looking for a new build myself if this continues.

It looks like my viewers have put an offer on the cheaper property on our street, which is quite disappointing as I was a bit suspicious of the questions the dad was asking me about how long it took to make some improvements (kitchen/boiler) and it now looks like he wants to do them himself.0

Catmiaow the inside looks lovely (apart from the odd shot of the shower curtain!) but the outside looks like you have weeds growing through the paving. Maybe give it what they call kerb appeal by weeding and putting plants in pots or something there even if it is hardstanding for the car. And yes it's not the best time to be selling as everyone is concentrating on getting xmas out of the way before thinking about moving. Good luck.0

well I spoke to my would be private buyers last night. they are coming to see me Sunday afternoon for a chat :beer: fingers crossed for that.
Today i have the cash buyer coming round with her parents and the agent has just called with 2 viewings for tomorrow.
I hope that this gives hope for everyone else waiting for viewings/buyers at this time.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0
