the stress comes from both selling here and work issues - both coinciding at once :mad:
I just felt so awful the other day that I just thought I couldn't do it any more. I don't often get like that thankfully. However, I did nip to the surgery yesterday for some help. I've been told to stay off work for the rest of the week and see her again tomorrow to see if she needs to sign me off for the following week.
The agent told me though that getting mortgages and especially large ones isn't that easy still and lenders are being more stringent with borrowers. Both the FTBs and the other lady needed large mortgages. The other factor is that the first 24 houses in the close were built (in the late 40s) with a steel frame and brick exterior and internal breeze block. They found at the time that this type of construction was too expensive and the rest of the road was done in the traditional style.
some lenders have been a bit over-cautious I think, well, those lenders who have not encountered steel frames before. I've never had a problem mortgage wise with the Halifax or Nationwide. A fair few of these houses have bought and sold (including mine of course) in the last 10 years, with no problem at all. Someone a few doors up sold 18 months ago and had a structural engineers report done on hers and it came up saying that the framework was as good as the day it was put up.
thing is though, that people get a bit spooked out when they encounter things they've not come across before don't you think? This was a factor with buyer no. 2.
On a more positive note, my phone rang at 7.30 this morning, I ran downstairs but just missed it. It was my private buyers making an offer subject to their own sale. :j so that has lifted my mood considerably. They haven't had an offer on theirs yet although they've had some interest. I'm sure it'll get going in the new year for them. So, do I keep my house on with my agents or say it's SSTC and take it off? These private buyers used to live next door 10 years ago so are fully aware of the construction btw.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
Spirit it all depends on if you are happy to wait for them to sell - we all know there is no guarantee on what sells at the moment, they could take a month or take a year. I'd be inclined to keep it on the market til at least they get an offer.0

As someone who lost out big-time to private buyers who dithered 4months, then didn't buy, I'd agree!
However, it was better for them that they backed-out, and better for us too, in the end, though 20/20 hindsight is a wonderful thing. Sometimes things happen that make no sense at the time. Good to remember that.0 -

well, as i expected the little price drop we okyed hasnt had any effect. havent even heard from the agents. also, havent heard from friend-that-would-like-to-buy. at all. not a sausage. and usually hear from them quite a bit about life in general. hope this hasnt got in the way of friendship. i'm guessing the bank said no again... very daft as they'd have less mortgage and lower payments!!! :mad:

7.30am in the morning sounds keen, Spirit. And they know the area, which is also good.
I lived in a steel frame house before this one and had to jump through hoops when I bought it. Seemed that the BS will lend, but only on a certain ltv% due to the possibility of corrosion or something or other. And then they asked for a full structural and a specialist investigation on top. I did it, and everything was fine, so they lent me the money, but I guess if you're having to fork out more for surveys with no guarantee it will come up ok (and no guarantee the BS won't get sniffy at the end of it), then I can see the problems. It didn't put me off as I loved the place, but I also had enough of a deposit to make the BS happy.
The ltv rates aren't as generous as they used to be, but I think it's getting a bit better. I thin kthere are more products coming on the market which should work in your favour in the New Year.
My buyer is sending his valuer around tomorrow. Fine, only I've got a very poorly moggy at the moment who is currently having an overnight at the vet after an emergency op. His sister is moping around the house looking lost and lonely. I hope she isn't too freaked by having a strange man poking around when I'm not there, poor little thing.0 -

Still waiting for the surveyor. I'm not sure what I'm going to say if he undervalues me (well, the house, not me. I'm not worth much!). I think my buyer is getting a bloody good deal so if he tries to drop the price he can bog off.0 -
Well now, the surveyor/valuer didn't show. I wonder if he files a report anyway. That'll be interesting. I bet he did a drive by or something. And if he did, he'll value this place WAY over the asking price as externally and location wise, it's not cheap. Internally it's a pile of mince, though, hence the lower than average price for around here.
Would the EA be prepared to tell me what the valuation comes up at, do you think? if it's about 50k more than they put it on the market for, they're unlikely to say I'd have thought?

They dont ever value over the agreed price, not if its the mortgage company, if you have an independant survey they can.Pawpurrs x0 -

Long time lurker but not a big poster.
Put my place on the market 3 weeks ago, only one viewing since then. Lowered the price on advice of the agent by 5k so it's just on the stamp duty discount threshhold - although it's impossible now to do anything before the 31st Dec deadline, ahrgh.
Only viewing loved the flat, loved the area (according to the Estate Agent) but didn't like the open-plan kitchen / living room - well I am not going to build a wall am I?
At least I am not there and am not in a chain so now will wait at least till mid-February before thinking again what to do in terms of prices etc. I hope in January things pick up again...
Just moved to a new place with my new husband, so while the money would be VERY handy for new carpets etc, thanks to the low interest rates I can kind of afford £300 a month for mortgage and £100 service charge...
There might be some more posts from me soon...
