What a pain blue bus - hope you have loads next week.
I suppose the biggest news is that we have withdrawn our offer on the property we liked. So fed up with the vendors. Basically last week we said we would give until 3pm today as we were aware she had a meeting with bank 10am this morning. (Background we offered 147k and house on market 155k, they need 152k to clear mortgage). Anyways spoke to admin person in EA as she was the only one in on a saturday and she was reading the notes out loud and it said that the vendor had gone to the bank with her sister with a view to getting a joint mortgage to buy the property and her sister to live there.
That is why I have started a new thread " to those buying in these difficult times" as one seems to impact on the otherSmile though your bank is breaking:)0 -
Well after saying my Christmas Christmas Christmas yesterday I now find we have a viewer this afternoon too. So that's two in two days now. Where's my third one? He he he. Not getting my hopes up though. But better than no viewings at all. gotta go, the children are waking up.0

Hurrah Toots - tbh I think there can only be 'serious' buyers out there at this time of year so I've got my fingers crossed!
I remember when we were first looking for a place all those years ago, we too were looking around Christmas time and would have seriously put an offer in if the right place had been around.
I'm panicking a wee bit now as I'm thinking we are missing the 'boat' not getting our house on the market now as there isn't much else in competition - there are two other houses on the other side of the marina (not the same as ours and tbf a bit bigger but still 3 beds (smaller gardens too) for £225 and £245k I expect ours to market at around £190k so much better price tag!). There is nothing on our side at all (there were 2 earlier this year but both now sold). Problem is still have tenant in and not sure when they are going and then I have to get the place tarted up - decorate, carpets and so on - I'm hoping that takes max 2 weeks! Thing is we can't really have tradespeople visiting tenant to measure up etc so it's a case of waiting until they are out - last move out date is 11th Jan! Hoping to have house on market end of Jan..... I really feel we have the best chance to sell then due to lack of supply around where the house is. Arghhhhh!
I'm going in to the property next week with my agent while he does his inspection - feel a bit awful about it tbh as I feel like I'm invading their privacy but I just want to get a feel for what really needs doing i.e. are some carpets keepable etc.
So, question is, do I get it valued by EAs before doing the tarting or wait until it's done - that will add on time as I'll have to get the HIP done before they can market - blooming things! Can I get the HIP done before I put it on the market i.e. while I'm having the tarting up done??0 -

Well it seems that the buyer (who second viewed my flat last weekend and liked it) also wants to second view another flat as well this weekend so that is why she hasn't made a decision. So I am pleased she hasn't ruled it out or is time wasting...however I have looked at the other flat which is in immaculate order with a nicer garden. However the rooms are slightly smaller, the flat is very close to a notorious estate whereas my flat is on 'the right side' and is about 20k cheaper. Not sure which I would go for if I was her....
Fingers crossed but I am feeling negative - which perhaps I shouldn't.0 -
On paper I would go for yours, slightly bigger and a better location, and cheaper! Dont feel too despondant.Pawpurrs x0

well, our interested buyer is having trouble re-mortaging, even though it would mean a much lower LTV for them, the bank is saying no!?!?!?
we can only guess the bank wants them to go bankrupt and that way they get it all!?!
so we sit here still hoping. and so do the people we want to buy from, and those that they want to buy from...
our EA is recomending a price drop to stimulate interest even though they say we are well priced and in good order compared to our thin on the ground competition. then a 'relaunch' in the paper next week. We could only afford to take a £5k drop on the asking price, and figured it would haggle down to that anyway, so i'm not sure it'd do any good. anyone have any thoughts?Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. 23rd My EA suggested another price drop, on paper it sounded minor but I refused as I thought that buyers would still try and haggle down the price and made some mutterings about their fee also eating an even bigger chunk.
Think my bank has no appreciation of the current housing market went in last month to find out where I stood re porting my mortgage and how much they'd lend me and now they keep on leaving me phone messages inquiring whether I'm still trying to sell and saying the rates have changed. Well I realise that but as I still am nowhere near selling I'm not too worried so haven't phoned them back. Made the mistake of answering the phone today (thinking it was someone else), was asked if I was free to talk and I said NO so she promptly launched into her spiel about how we talked last month - hello not free to talk means not free to talk. Sorry for the rant but am getting sick of all these house selling related people phoning me all the flaming time. If need their assistance I'll ask for it!0 -
