  • Bad news, the offer has been withdrawn because the buyer cannot get a mortgage with any bank. :(

    Oh well, roll on the new year as a five-day high is the best we're going to get this side of Christmas.

    We've just dropped our price on the flat we're trying to sell (been on market since mid-September) to an 'offers in excess of' price on the advice of housenetwork.

    Really hoping this boosts viewings and we finally get an offer. I just don't understand why we're not getting people through the door - the area is fantastic and really desirable and we're not overpriced compared to other properties on the market around here as far as I can tell. All the feedback from the 3 viewings we've had had been very positive and has been about things we can't do anything about (we want more space or we want secure underground parking!).

    Housenetwork have also offered us a Rightmove 'premium' listing for upgrade £75 which looks like a waste of time to me as it's just a different background colour, and a photo rotation service for another £25 but i'm not sure that's worth it either.

    I can't see any way of us boosting viewings if people aren't looking for properties of our type in our area - which I honestly think is the problem rather than the property itself.
  • I think this time of year is now quietening down but I think I'm in a similar situation to you. Our place is pretty immaculate, requires little changing and is in a decent area.

    Unfortunately, it just appears there's no-one available on the market willing to get cracking before Christmas. It's a shame but I don't think the "premium" upgrades are worth much.

    Hi there jeggburt, sorry to hear this. :cry: You never know though.

    I think we are rather odd buyers, stuff like hols haven't stopped us. If we hadn't found what we think will be the perfect home for the rest of our lives we'd still be house hunting irrespective. Fingers crossed you will find the buyer of your dreams soon. And have a few cyber hugs for the disappointment (if you feel able to accept hugs from a 61 year old stranger! ;) )

  • LOL, thanks for the support.

    I'm pretty easy about it, to be honest. The OH hasn't been through this so she is a bit downheartened. I suppose it's just one of those things that wasn't meant to be but I know the next one will :)

    Hi there vbt, as a buyer I never quite "got" the 'premium' listing - only difference seems to be a flag across the top of the details. Plus I tended to think it was an indication of a desperate seller? Sorry - just seems another excuse to extract cash from the seller to me?

    Despite basically being a buyer rather than a seller just now, I do remember the scariness of it all when we were selling my parents' flat. And the ups and downs. It was such a relief when it finally sold, though kind of sad too, even though it wasn't a property I had lived in (they sold the family home to buy the flat).

    Stupid question....but surely the buyer should have clarified whether he could actually get a mortgage before viewing. Is it just me or is that an essential part of the process?:confused:

    Despite my laid-back approach/response to what's gone on, the buyer was in the process of completing the sale of their house in Wales and was using this money to put down a deposit on my flat.

    So, I am sceptical to the point that someone selling their house and looking for a mortgage on an offer of £47k and couldn't get one, even if they put down a 15% deposit (~£6k), nearly £40k so I'm wondering if there is more to this withdrawal than has been let on to me but there's little I can do about now.

    In answer to your question, yes, I think it is essential :)

    Elona, I'd have a good rest over Christmas and maybe investigate a new agent for a re-launch some time in the spring. They can't all be hopeless, can they?
  • I-geek - things may be looking up then :)

    Jeggburt - sorry to hear about them pulling out - it's very odd. First thing you do when seriously looking is sort out finances I think. Having said that, I think a lot of people out there don't realise just how hard it is to get a mortgage - some think that they've had one before (fairly easily) and so it will be the same again perhaps with a higher LTV. They go to current lender and they say no etc! Nightmare! On the whole though, finances in place are a must these days. Hope something better comes along for you!

    Pawpurrs - I too hope all goes smoothly!

    I agree about the 'Premium' listing - can't really see the point of it when I'm looking on Rightmove tbh - it doesn't really stand out much more imo.
