I Geek, can your buyers not explain the situation to their LL or letting agent and go on a perodic tenancy rather than sign for another six mths?
I presume that if they could do this, they would. They didn't seem clueless when they did the viewing - asking the right questions etc. Although I remember they mentioned they'd been looking for at least 2 years. I'm starting to think it's been that long because they've had to do this several times. I thought there must be some system in place for people leaving rented so that they don't end up paying rent and mortgage at the same time (or just for one or two months). There's no harm in asking them to look into this if they already haven't.
I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for.I signed up at the right time, right place, and was very lucky.

They may not be aware this is possible, agents allways try and get you to sigh another contract as do LLS more money and stability in it for them, that wouldnt make them clueless, its worth mentioning it to them if you can, it may save your sale, I certainly would or get your EA to, they may be very gratefull to know this information, it could potentialy save them ££££Pawpurrs x0

I-geek - sounds like you've done everything you can tbh - I think sometimes you get to that point tbh - I know my Mum (who accepted an offer on her place in July and is still waiting and she has a cash buyer - won't go into it but it's taking forever!), has got to the point where she just wants it sorted or put back on the market as effectively it's been 'sale agreed' since 10 days after putting it on the market back in July so no-one else has been able to view it!
These next few weeks seem like a waste of time and effort because (even before we needed wall ties looking at) the OH, our solicitor, and I were very skeptical of things completing on time.
Do you know the position of your mum's EA regarding re-marketing and what happens when sales fall through? In our case, if our buyers pull out we don't have to pay the EA anything and we just go back on the market. Are your mum's buyers still insistent on buying, or could you persuade them to pull out since it's going nowhere and you want to find a real buyer? Basically, look for the way out that won't cost you any, or much, money. We'd like to go back on the market straight away (still "under offer") rather than waiting until our buyers pull out, but if it's going to make us look like we're the ones backing out and cost us money then we'll just wait. It's frustrating to think that we've been off the market for 2 months holding the property for someone who - unknown to us - had a set-in-stone deadline that relied on everything running smoothly.I used to have my Avon turnover (sales) here. Just spoken to my soliceter, we agreed the sale last week, looks like we are on track to complete next week, so two weeks to complete, thats how it should be done

Two houses that have only been on the market for weeks on our street - have both just gone "Under Offer".
None of them are ours! Sob!
Have decided to concentrate on getting better, leave house on the market but forget we are trying to sell and look forward to a quiet family Christmas.

I-geek - they now have a survey booked so hopefully if that is OK things will start moving! This is the first time really her buyers have 'put any money' into the sale other than a small amount of sols fees so far so hopefully it means things will progress now.
I think because they are cash buyers Mum is trying to be as flexible as poss but it does get infuriating when things drag on! I'm thinking once survey sorted, subject to no major issues (fingers crossed) they'll then exchange (haven't even done that yet!) and will look to complete on 16th Dec! Mum will then be living with us for a while!
At least you've put it to your EA re your buyers and renting. Could it be their LL has decided to sell up or something? That might be why they can't ask for a slight extension rather than a new 6 month contract. Have to say whenever we've rented (and we've also rented out our own house), the AST has just rolled on month by month once the 6 initial months are up. That's the way it normally works, it's unrealistic of their LL to expect them to keep signing to 6 months tie in! Can I be honest and ask if your buyers are being truthful, could they be saying that in order to try and push the completion date forward/to their liking??0 -
Feedback from my viewing on Sunday - love the house but concerned about parking as the house is on a bend. So not much I can do about that - they said they had 2 cars and you can get one car in the garage and 2 on the drive nose to tail?!?

Milliewilly - everytime I have said not expecting anything till after Xmas I have had a viewing (not that many times mind!), so you may have cast yourself some good luck there. Is that the phone ringing from your EA...? LOL.0

Hi Eveyone,
I hope you don't mind me joining in here. My husband and I are in process of selling and buying. We are sellling our 2 bed mid-terrace house in a popular FTB road and looking to purchase a 3 bed family home. We have been on the market just under 6 weeks and have had getting on for 20 viewings with one person viewing 4 times, but then offering £20K below what we after/need and what we know other properties in the road have sold for (ours is actually bigger than one of the ones that sold at that price). We have had a conditional offer accepted on a house, but that wont be secure until we get a buyer for ours. Our house is currently priced under the stamp duty threshold which spurred us on to sell this year as we thought more people would want to buy now than when the rate changes But being that we havent had a decent offer yet, that clealy isnt the case.
Am keeping my fingers crossed that the right buyer comes along soon. This is a lot harder than I thought it would ever be.
