  • Hi - still no viewers since the last one where they came from 100 miles away.

    But now I am all confused over our price. We have asked and asked the EA if we are overpriced to sell and they are adament we should not drop - they say others have dropped and it made no difference, it is just a lack of buyers at the lower end of the market round here.

    However we are a big 2 bed semi, excellent condition, huge garden, open views, lovely location and we are on at 175 (which is the cheapest of the 2 bed semis and flats round here) so we should be priced about right. However I have now seen two 3 bed detached with garage houses come on the market at 199999. Seems a bit odd to me. Either they have priced very low to sell or all us 2 bedders are on at the wrong price.

    The only things selling round our way at the moment are big family houses (4 bedders) or very cheap one bed flats.

    So am feeling all confused about whether we should drop the price. EA says it will make no difference as there are no buyers in our price range.Arghhh
  • Wow, glad to hear a few of you have had offers the last day or so - great news!

    toots - I'm presuming you've done a calculation on the nationwide site and zoopla (although tbf it's not v accurate) and checked other property sold prices etc in your area? If you can afford to drop then it might be worth doing so - after all the EA isn't the one waiting for a sale - well, they are but for a different reason!

    Yes, it will be almost as worrying as before, but you know that everyone here is praying this goes through, so that you have all your family all together again.;)

    I think your right to take it, you have tried the market long enough, and its time the family were back together, I thought the same regarding selling as low as I did, as where I wanted the ASKING prices were higher than peak, that does not mean that the selling prices are, now your SSTC you can see if there are any deals to be done. FANFLIPPLIN TASTIC

  • Hi, yes we've checked and also had a RICS homebuyer survey done on us in August and that came out 175000 too. :(

    Thankyou so much guys!! :) We have been on the market for just over 12 months, started at a valuation of £155 (which was valued by 5 agents) and had 9 viewings in total (with 3 of those complete time wasters - seriously, werent looking for a house over 80k etc) and have sold for £125k. We bought in 2007 for £147, so have lost alot financially, but as I said - my family being together mean more to me than money (and we have just enough left for a deposit). The main thing that works against us is moving from a cheap area in the Midlands, to a more expensive area in the South East, but if that what it takes :)

  • Congrats Kymie - that is excellent news!

    Well I am quite tense today - I have officially had 25 viewings (over a 6 week period), one price drop and two second viewings in that number. I had a second viewing on Saturday and he said he likes the flat. A phone call from the estate agent this morning said he was going to contact his brokers to find out the figures to see how much he can afford. Its not an offer....but at least it is interest and may lead to an offer...Now I have to just sit and wait. This buyer seems to be very relaxed anyway as his first viewing was 3 weeks ago and then he went on holiday. If not its back to the drawing board and making my way into the record book with total amount of viewings and no offers.
  • We have just had an agent round to value ours to allow us to look into possibly part ex'ing with a new build. God only knows what their offer will come in at. I am 99% certain it will be a no-no, but worth a try to see what they will come up with in terms of a deal. My EA says viewings have all but stopped this week. Should add we looked into this briefly in September but ruled it out when they said they would negotiate on price, now they say they will a bit! Bet it isnt much though.

    It's probably all gone Pete Tong...

    - Our buyers, as I suspected, have to sign a new tenancy agreement. They have to be in by 9th Dec. This is nearly impossible to achieve (for numerous reasons) and there's nothing we can do to speed things up.

    - For some reason another Mortgage Valuation was done at the same time as the Homebuyers. OH rang mortgage company today and they said the first valuation still stands (which works out better for us). There were many contradictions in the two valuations, including: value before and after repairs, year of construction, number of rooms, description of the house and surrounding area. The second report highlighted a wall tie problem, which the first didn't mention at all. Even though the mortgage company is not making us get a wall tie report (as they did for the damp), we definitely want one now! OH went to have a look today and saw cracks. This is yet another delay.

    - Vendors "solicitors" (I'm going to refer to them as that in quotation marks because I'm starting to think they're just sitting around the office scratching themselves and burping all day) claim to have posted the contracts a week ago. No sign. Yet another letter "lost in the post". They claim this has happened to every single letter sent to or from them. Our solicitor is ringing them 3 times a week and getting nowhere. We're going to have to encourage our vendors to de-instruct them.

    I'm not even angry about this anymore. The OH and I did everything on time, chased people up, demanded to speak to people we weren't supposed to (like the surveyor we had paid hundreds of pounds to for a survey). The delays were caused by our mortgage company forgetting to do stuff and our vendor's "solicitors" just not doing anything. There was nothing we could have done about either of these things - and we tried - so if our buyers have to walk away then we're not going to beat ourselves up about this. So we're going to continue and try to get things done, as always, but refuse to get stressed about it. If we move by 9th Dec I'll be pleasantly surprised, and if not then we'll go back on the market.
    I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for. :( I signed up at the right time, right place, and was very lucky.
