    feeling down tonight about lack of action and viewers. We have someone who has shown an interest, they are a couple who viewed through the first agent but will only buy if they can find a plot of land to park on. the house with the land is empty and the owners live in Dubai. they arent answering emails or calls and it has been 2 weeks.

    Well, the viewers from Sept who re-offered 120k we decided to see if they would increase to 125k (we are on at 135k dropped down from a 'realistic' 155k for quick sale), which I think we will struggle on,but I believe prices in the area we are looking at will rise after Christmas so its better to move now. This was yesterday and we havent heard anything. Im not surprised as I didnt think they would shift from 120k, but we are not able to drop that low. So I think I will settle in for the winter. We cant come off the market as we cant afford another hip, but Im hoping that we can relax a bit over the winter.

We have told the buyer that if completion doesn't happen by then, they cannot negotiate anything off the price of the house to cover their stamp duty costs (coming back in on 1st Jan). We are half expecting them to do that as they are trying to save every penny they can and are very lucky we accepted the offer we did!

    Anyway...fingers crossed. I am not expecting it to happen in this time though. I am too wary after our bad experience!!

    I'll be using the :mad: face again in this post...

    After hearing nothing from our buyers, we get a call saying they want to exchange in 3 weeks or they're pulling out. Our solicitor assures us this is just a tactic to get things moving, but after all the chasing and pestering we've had to do just to get people to do their jobs, the only effect this "tactic" has had is to really p*ss us off. The buyers have got all their questions answered asap. There was no delay in getting the mortgage valuation surveyor in. We have never messed the buyers around. This is a property they supposedly want to live in, but they'll let it go and lose money because they can't wait an extra month (maximum). Our solicitor is passing on the message that we've hardly been sat around going "tra la la!" for the past two months (as you might have gathered from my posts :o ). The delays have been out of our control and there's nothing more we can do. :mad:
    I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for. :( I signed up at the right time, right place, and was very lucky.

    Deep breath I geek, its allways stressfull like this, and on the most part its lack of communication thats gets people worked up, your buyers may not have had information relayed back to them about what the delays have been about exactly and are just getting concerned and a tad impatient, most of the time, people wont pull out, they just threathen it. I had my buyer threaten to pull out if she couldnt get her way over completion dates, due to pressure from her buyers, despite the fact we had been honest about the need to have time to find a rental between exchange and completion, in the end it worked out, selling a house, is normally allways a bit of a nightmare. I am hoping my new purchase shouldnt be, we are allready living in the house, there is no mortgage to delay things and no chain whatsoever! But you never know! Only concern I have is the amount of debt owed by the owner, and hoping that any charges on the property wont cause any complications? Any one know if they will?

    Thanks for the support. I know it's very common for the whole experience to be stressful and everything usually works itself out in the end, but in the meantime you're hoping you're not one of the people who gets screwed over. Lack of communication is the worst thing. We were just about to contact our buyers (through solicitor) anyway explaining the situation because we thought they'd like to know. I understand them wanting to set a date to work towards, but it's the threat of pulling out that's annoying. Especially since we haven't caused problems for our buyers up till now. If it's an empty threat, surely they know we know they won't pull out. They would be shooting themselves in the foot if they did. The OH and I worked out that, of the 3 of us in the chain, we'll come out the best if this all falls through. We'll have lost the most money on surveys etc., but long-term we should come out with fewer scars.

    On the issue of charges on the property you're buying: I happened to look into this yesterday because I'd seen the charges register of the house we're buying. There were two loans secured on the property - one was the mortgage and the other was from a well-known debt consolidation company. Rang solicitor and she said second loans secured on property are very common at the moment (I forgot to mention that it wasn't from a "regular" bank). If the funds from the sale can pay off the secured loans, that's fine. She mentioned some legal paperwork terms that I can't remember, but said that there are things you can do to remove secured loans from the register so that once the property is yours the only secured loan on it will be your mortgage. We were only talking hypothetically, and therefore not in much detail, because we don't know how much our vendor's debts add up to and whether they'll cause a problem. So that probably wasn't much help pawpurrs :rolleyes: Anyway, you'd think there would be systems in place to make sure debts stay with the person who owes them, and I hope this doesn't become a problem for you.

    Update: they don't just want to exchange, they want to complete in 3 weeks. :eek: It's only just do-able if every issue is dealt with as soon as it appears which, judging by the last few weeks, is unlikely.

    Thanks for the reply Igeek, will the stamp duty, exemption be affecting your buyers perhaps?
    With regard to the loans secured on the property they shouldnt exist surely once the house is yours/mine as they should only apply to the person they are regiestered against, and if they have a charging order then it would have to be paid off on the sale of the house, the problem arises where the debts are higher than the equity.
    I have spoken to my vendor and he assures me that there are no charging orders or debts secured on the property, so hopefully thats that worry out the way. I do have a tendancy to worry about it all! not helped by the fact, I worked in EA knowing what can go wrong!
    Fingers crossed I geek! You could be moving soon.
