Update: viewer came round yesterday and loved the place to bits :j
However, they said that there was a 2-bed on the market on the street for £51k and they don't think they will be able to afford what they think I may be looking for (I take that as a very good compliment considering they viewed other properties in the same street).
Anyway, got a call this afternoon but it wasn't from the EA I was expecting.
One of the EAs I turned away tried to get my business by passively gloating they sold their property to this viewer instead of mine.
Whilst part of me wasn't pleased that I found out this update from a different EA but when I contacted my EA they told me that the viewer had property to sell back home (they live in Wales) before they can work out how much finance they will have for herself and putting down the deposit for her son. The chances are she may put offers down on both places.
In any case, I'm not getting my hopes up just now, but I know that one of the EAs are lying. I just need to find out which one. :rolleyes:0 -

I think you will find that while some EAs don't blatantly lie, they are all capable of being 'economical with the truth!'
Or, as Edmund Burke put it: 'It is a sort of temperance, by which a man speaks truth with measure that he may speak it the longer.'0 -

No, we're well under the stamp duty threshold (both before and after 31st Dec 2009). The only thing I can think of that would mean they have to move right now, is that they'll have to sign a 6 or 12 month tenancy agreement and then only live in their rented accom. for 1 month. I would understand their urgency if they were in that situation - but if they are they haven't told us this. They would also have been cutting it quite fine if they were looking at houses so close to the end of their tenancy agreement. If things complete on their chosen date it will have been 10 weeks between offer and completion, which is reasonably quick. When we mentioned hoping to be moved before Christmas to EAs and solicitors they made a "good luck with that!" sound. We hoped for a quick turnaround, but never expected it - as our buyers seem to have done.The problem arises where the debts are higher than the equity.
Yep, so we'll both be hoping our vendors have done their sums! Our vendors were on for "offers over" and had rejected some offers (I don't know how much they were). Then a few months later we come along and try 10k less than asking price, which they accept. So they must have calculated that it covers their secured loans. Fingers crossed. They've done a couple of strange things which makes me wonder if they know what they're doing. But then if you're a worrier you do tend to think of worst case scenarios when you don't have the full picture.I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for.I signed up at the right time, right place, and was very lucky.

heh, I know what you're saying.
I just find it quite annoying that an EA who I have contacted about a valuation in the past should "suddenly" contact me when they know someone who has viewed my flat but has decided against offering anything to me. It's almost as if they were trying to get a reaction and sound like it was their marketing that won.
If this viewer did decide against my flat then, as far as I see it, it had nothing to do with the marketing and more to do with what they preferred.0 -
It's hard to work out EA strategies sometimes. I know some have weekly marketing meetings where the manager does his best to psyche the others up. I've even seen the whiteboard with the words 'These are the houses we will sell this month!' and a list. Well, that's what used to happen back in the good old days.....
While agents can make an appreciable difference, even earn their fee, it is the initial presentation, and later, the donkey work of phoning round and follow-up which gets results, not some slick sales patter. Quite often, I've found, careless words and daft phone calls, like the one you received, can wipe out weeks of hard work by more sensible members of staff.0 -
Just had a call from EA, just had an offer for £47k.
Although I was pushing for £53k, the extra flats coming onto the market are going to look more attractive in the new year and push the price of my flat now so I'm doing a "take it or lose it" offer.
Although I'm a bit disappointed, on the plus side, we're going to end up being cash buyers so we'll have a bit more clout to make up the shortfall we were looking for.

My 23rd viewing took place today with another 2 planned for the next week. I am so negative now I am not expecting any offer. It almost feels like I am just allowing people to look around my flat for no reason whatsoever and then I remember I am actually selling my flat!
I can't understand why I have so many viewings and no offers. My flat is the lowest priced of its type in the area and similar have sold in the last week. Very very odd....0 -
Goldbryn if its any consulation, I cant recall exactly how many viewings I had but it was prob at least double that and three SSTC, before I finally sold, it will happen! I felt the same as you, my house was way under comparable properties in the end, and was immaculate, every one raved about it, but failed to come through for one reason or another. I had loads of people view more than once, lots say they would offer and didnt etc........ the least likely person to buy, bought in the end, flick back a few pages :rolleyes:

Well, Im scared to say it in case I jinx things but AN OFFER WAS MADE AND WE ACCEPTED!!!!!!!! It literally is the bare minimum we could afford to take and I am worrying now about affording somewhere else as the area we are going to wasnt really affected by the slump, and has very few properties on the market at all let alone in our price bracket! But who cares?!! My family will be back together again and thats all that matters!!! So now its from the 'waiting for an offer' track and on to the 'I hope it all goes through smoothly' track!!0
