    Well, the survey was done on our house yesterday, and an offer was accepted on a house we liked! We will need to try and do some work on it - probably a loft conversion to fit us all in, and the kids are moaning a bit as its in the next town over from where we were before and they wanted to be closer to their friends (Im moving 250 miles and they are moaning about the last 5!!!),but it has a nice sized garden and nice sized bedrooms so thats good. Fingers crossed its all plain sailing!

    well, we think we are going to have a little price drop to go with the new paper add this week. a last push before xmas as the agent puts it. so our price will be at the price we can accept, so no offers allowed!! oh well.

    but, would you prefer to see "offers over 90" or "89 please"??

    I'm not sure that doing anything this side of Christmas/New Year will have much effect myself, but I am certain that the words 'offers over' should never be used. 'Fixed price' is bad enough.

    Believe me, as a seller, I became acutely aware that there was nothing 'fixed' about the housing market, except the odds, which always seemed to be in others' favour!

    Kymie, So, so pleased for you, it all seems to be coming together, at last, hope you got a good deal on the new housev:j
    As to 89 or 90 to be honest I really dont think a grand makes much difference, to offers, Just be prepared that a lot of people ignore offers over, unless the price is very low, and expect people to offer below that price, if your buying on you may be able to take less than you think, if you can pass the reduction you have to take up the chain, ie secure something for a good price.

    thanks Davesnave and Pawpurrs, i dont think it will have much effect either, but it will i suppose help show willing further up the 'invisible' chain we are in!! (no offers or commitment made yet just statments of interest).

    and yes, i guess we'd have to pass on the reduction - thanks pawpurs.

    its just such an annoyance that we had a willing buyer whose bank wont let them move!!

    I got a short notice viewing this afternoon that went pretty well. Loads of questions about the sub-let as it was a mother and grandmother buying for their daughter/granddaughter.

    They seemed to like it so fingers crossed.

    I am now officially on my 28th viewing today! Had one at short notice (40 mins) last night which my partner actually did. The EA asked for me to show some viewers round at 7.45pm tonight and I said I couldn't do it as I am out and then will be coming back around that time in my smelly running gear needing a hot bath after an hour in the cold. The viewers only want to come after 7.30pm in the week (which means the EA doesn't do the viewing) or on Saturday (and my partner upstairs is having a workman around). Am I being unreasonable asking them to view earlier in the day? I am grateful for the viewings but so fed up with re-arranging/cleaning to get no offers!

    Has anyone else done these late viewings? Also what are the amount of viewings without offers anyone has reached?

    Lol goldbyron I would've done viewings at mdnight if someone wanted to! I know that in my hubbys old job he wouldnt have been able to view until after 7pm due to the fact he couldnt just take time off when he wanted,and with commuting he was never home til then. At least you are getting viewings tho - we were on the market over a year and didnt get half the number of viewers you have had!
