    We were on with a 'bigger agent' but their office seemed under-staffed or they just didnt like answering phones :)

    Things are looking up in some ways - we have had 5 viewings in the last 3 days. Unfortunately so far no offers. One of the viewers loves the house but her budget is 50k lower then our asking price!! She wants everything (close to town, space, peace and quiet and a small budget!! - there is nothing within her critieria/ price range (even flats) available in our city, let alone the area she is looking!! We might be able to accept offers, but certainly not that much under the asking price.

    It is extremely difficult trying to sell an ex council house - everyone complains about how ugly the outside is. Even though it's lovely inside and a great area.

    Our agents always answer their phones and since we got a bit firm with them I can't complain about the service we are receiving. I don't think we will change agent just yet. We will leave things a litte longer.

    Had a cheeky low offer today of almost 20k under the asking price!! The offer we accepted before which fell through was only 7k under which we were happy to accept. Needless to say we have been advised to reject this one, as only been on the market just over a week and another viewer tomorrow. Hopefully they will realise they need to up their offer significantly........we can compromise but not that much!!

    I've been viewing the auction on the flat on our street this afternoon;

    Starting price: £35k
    Closing offer: £37.5k - unsold :(

    Unfortunately, it looks like people don't want to buy these properties just now so we'll just have to make do with our lovely flat over the winter instead and start afresh in the new year.

    Well another viewer who liked my flat but... I suppose at least the agents are gettign viewings now. And it means I may be out of my current mortgage deal by the time I sell. Still disappointing though.

This lady made a daft offer to the agent without even viewing the house, then we realised that it was someone who'd stalked us several years before, when we first considered selling and told a few neighbours. She was then so rude and insistent about viewing our house, which wasn't even on the market, DW handed the 'phone over to me to get rid of her. I'm afraid I was rather blunt.:o

    Anyway, the agent was being pestered, so we eventually gave in and allowed him to show her around, while we hid next door in our neighbour's house. Sure enough, after this viewing, an offer £10k higher was made, complete with a set of conditions as long as your arm. We politely declined to discuss things further.

    Good to hear the viewings are picking-up.:j Any chance of encouraging the £20k under person to meet you at a higher level?

    Sounds like there are a lot of people like that around! The offer didn't even come from the fussy person with the low budget - it was from another viewer today. Yes, we intend to encourage them up a fair bit. If they don't budge then we will have to keep them as a reserve if there is no other interest. We know we will need to accept an offer (and probably lower than the previous one), but that is over 10% off the asking price. It certainly opens my eyes to this whole process - can't say I want to be doing it ever again!!
  • I had some good news today. We exchanged contracts with completion set for 2 weeks time.

    The process has been quite lengthy considering there are only 2 of us in the chain. The property went on the market in July and went under offer at the full asking price a week after being on the market (it was realistically priced). Since then things have been moving at a snails pace and tbh, I've been expecting bad news any day.

    Hang in there everyone else, you will get there in the end......

    Oh and we'll probably be going through this again next year so I'll be back at some point.
