  • we've got another set of unprocedable viewers (house not even on market!!!) this week. I never understood why people said buying and selling houses was stressful until now! Arghhh!

    There's two sides to these stories. By the way, Milly - great house. I'm desperate to buy - all cash - offered 4 months ago 10% below asking price - vendors wont budge - house still not sold. And I'm still waiting. Vendors are a couple (who get on fine apparantly) but getting divorced and their house is mortgage free ...........so I dunno...
    Wether we are buyers or sellers in today's market, we all seem to be stuck between a rock and a hard place :confused:

    Muskoka - maybe they had dropped alot already before your offer? I know we couldnt afford to drop another 10% after dropping from £155 to £135.

    Just spoke to agent and he agreed that it is very odd to have 20 viewings and no offer as there is nowt wrong with my flat and within 20 mins to the City. What is going on? Now I just see viewings as people having a nose and don't even expect an offer!

    MillieWillie - if your house was round my way I would snap it up! What happened on the survey?

    Yes it is reasonably priced for the area.
    Don’t panic. Viewings have definitely gone down a lot since September.

    This must be a new method of house buying. They come to view your house and you make an offer on theirs. I’d love to know how this situation came about. Have you even seen their house?

    A very good point indeed!

    There’s an assumption that there’s a mathematical formula for offering, such as knock off 10%, knock off 20%. It depends to a great extent on where you’re starting from. :rolleyes:

    The buyer had a 'homebuyers' survey that apparently was 35 pages long. I didn't see it I was only told about the 'negative' parts - the EA told me the mortgage valuation was what was offered anyway. I guess they decided they didn't want a 200 year old house after all as they are now buying a new build.

    Some points on the survey I fundamentally disagreed with and I had my own structural survey from 2007 (from a proper structural engineering firm) to show the buyers eg: active woodworm in beam in lounge ( I used to be a surveyor for Rentokil), all ridge tiles need to be re-cemented (my OH has built 3 houses and went up and had a look they are all fine - surveyor just had binoculars), others I agreed with e.g chimneys that aren't used need capping (since been done), loft insulation isn't upto current regs etc.

    I did agree to negotiate down another £19K from their pre survey offer which was already below £250K which was more than generous but I had found somewhere to buy that I negotiated down on because these buyers were chain free and could complete before December.

    Put it like this. Its not a first time buyers home and its not a home suitable to downsize into, furthermore its in the South East on a large plot, so unfortunately its not cheap. Anyway, I'll continue to keep my options open

    So we had another viewing request yesterday. The viewer was a cash buyer and was purchasing on behalf of a colleague who is abroad currently but they could only come for a viewing at 9am tomorrow morning no other time which they were very insistent about. Estate Agent rang me to check it was ok, and it was quite tricky to do as I had to arrange a morning off work which didn't go down brilliantly as we're snowed under! I rang back the EA half an hour later and confirmed it was ok then spent all last night tidying, washing, dusting and cleaning.

    Had a call this morning saying the EA has been trying to contact the viewer to confirm it but apparently they haven't answered the phone or returned the call, or replied to they email they sent them. It's nearly 5pm now so it doesn't look like they'll be confirming it now - it's so frustrating, why do viewers have to mess people around like this?! This is even worse than having no viewers at all I think!

    When I said: it depends to a great extent on where you’re starting from, that’s all I meant. I didn’t mean it as a criticism.

    If their current asking price has been reduced significantly say, four times, then it’s understandable that they’re reluctant to drop further. If it’s the opposite, that they’re being pigheaded about a reasonable offer, then they lose out and there’s little you can do about it.

    Either way it doesn’t help you.

    Not loaded - No problem. Its not a problem. I'm just frustrated as a buyer because I'm all in cash - I've finally found a house I like (actually the house is naff, the location is superb), the vendors are getting divorced - and we just can't quite meet on price...................Frustration!!!!!!!!!!!! :mad: I genuinely truly believe I'm offering what the house is worth.............ah well..................
