Hubby phoned EA really cross, and threatened to pull out and use another agent if no interest soon. 5 minutes later they rang back with a viewing for tomorrow. I am suspicious they have persuaded someone looking at another property to come and view ours to make them look good. I think we may need to go with a bigger agent who has more advertising power.

    It's difficult, isn't it, choosing an agent? We knew full well that Andrews shift property, often by pricing a little lower than others, but a previous bad experience with them as buyers put us off. In the end we went with people we trusted to be 'straight' and they were, to the point of being a bit pedantic & tedious!

    How were your photos messed-up? What are they doing about it?

    Firstly they took wonky photos of the front view of the house. Then the garden was completely shadowed so most of it was not seen. In the second lot of photos they could have stood at a diffierent angle to obscure things like a large arm chair, or shut the kitchen door before taking them. Then they uploaded 2 of each photo onto right move!!

    They have replaced the bad photos now, and taken the duplicates off - we also now have a back view as our main picture because we have a very ugly 1970s ex council house.

    Funnily enough, Andrews are the agent we would consider going with next as they seemed good when they gave us a valuation. However, we understand they sell a lot of properties and perhaps the service isn't so personal. We chose our current agent for being a local reliable agent. Oh and also, their fees were more reasonable!!

    Our current agent have just sold our friend's house (in a week).

    But it will be tricky to know what's best.

    No comment from EA about the viewers from ten days ago. Just as well because if they were "serious" I am a banana.

    They were the the second or third set who got the EA to phone on a Sunday wanting an immediate viewing - assume they just wanted a "nosey!"

    Today at lunchtime as I was dishing up- in dressing gown as I was not well- phone rings!

    EA with "viewer" wants to look at house today:eek: - DH just said we could not do it and he will come on Thursday instead.

    I can really see why our next door neighbour refused to allow any viewers unless they were in a position to buy. I know most people would love viewers
    but I am fed up with racing round like a mad thing to get the place immaculate.

    When we sell our house we know exactly what we want and will not be looking at a flat,a new house, a town house, a period cottage etc in several different towns all at the same time.

    I will be making an effort with the house anyway as two Dds are coming home at the weekend so might as well go through the motions of showing people round.

    Can you tell that I don't expect anything to come of Thursday?;)

    Yes mine has been back on the market for 2 weeks without a sniff after my buyers decided 6 weeks in they are buying a new build instead (after putting an offer in on my 200 year old cottage and incurring me £430 of solicitors fees). My EA told me they had a list of potential viewers who they didn't let view as mine was sold STC. My requests for details of these 'viewers' have been met with excuses.

    I'd be really annoyed if my EA said they had viewers but couldn't provide the information I requested.

    I've actually got a trip to them planned for the middle of the week (sole agency is now finished) but with a 2 bed going to auction on Tuesday, I'm tracking the sale of that to give me an idea of the market on the street as it will likely impact what I'm perhaps expecting to get from the flat in it's current state.

    I'll also be asking them to provide me with the number of people on their database that are looking for 1 or 2 bed flats in my area. If they can't provide that, they'll be getting their 2 weeks notice.

    Sorry to hear things arent going well for some of you. Still no more news my end. Hubby is pulling his hair out (well, what hair he has left lol) and keeps trying to find a way of dropping our price - but to be honest price isnt the issue where we are as people just arent buying our type of house (4 bed semi). Also he forgets that the more hits we take, the less chance we have of buying anywhere even close to what we need (moving from the Midlands to the South coast so double the price for half the size). We have 6 kids, and at the moment will be lucky to find a decent sized 3 bed with a garden. The longer our move takes the worse it is, as prices down there are definately rising, but are not here :(

    That's interesting - I am selling a 2 bed in London. I have been on for 3 weeks and had 19 viewings (:eek:) but absolutely no offers yet :mad:.     Some of the feedback has been - garden needs doing or rooms too small. However at least 3 people have said they liked it but its not the one with no negatives. Finally 3 people (all single men - so know this is the market I am aiming at) - have displayed an interest in second viewings. One did this and did not put an offer in, the other is away for a fortnight, and the last one never got back to book the appt. I know it is early days and I have had viewings but am really surprised that no one has made an offer even for an investment. Will give it another 3 weeks and then I am not sure what to do. Kind of eager to sell and would consider an auction even.

    Two years ago I was on the market with a different EA, lots of viewings but no offers. And we never really found out why. We found out later that there's just two people in the office. I don't think they had the time to chase up viewers or really find out why they wouldn't consider the flat. They didn't have time to 'sell' the flat. The man who bought the flat above ours said he preferred ours, but would have offered lower than the asking price. That was fine - we weren't on for "overs over" or anything like that. Our EA couldn't even get a second viewing out of him. We only found out about this when we were talking to him after he moved in.

    So a bigger agent may also be able to provide more office staff who can chase things up and do a bit more of the hard sell.
    I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for. :( I signed up at the right time, right place, and was very lucky.
