I got a telephone call from a rival estate agent today asking how my selling experience is with my current agent.
I told them about the fact there were no viewings yet and although I'm not sure whether the chap meant it or not, he sounded surprised.
When I needed a sold board removing from the front of our house (a different flat had sold) I also asked the EA how much interest they were getting for 2-bed flats. Were they getting viewings and selling? "Yes, of course" (he also sounded a bit surprised, as if it was obvious flats were getting viewings). He asked whether I had considered changing agents or going dual-agency. I didn't see the point in changing - either at that point or once the minimum term with our current EAs ran out. As long as you're on Rightmove your property is out there. I don't know how important the "for sale" board, EAs windows and property newspapers are anymore, especially if you're selling to people with internet access.
Our EAs told us there were people out there in May. Less than before the recession, but we would get viewings at the reasonable price we were going on for. They had people on a waiting list for this type of property and they'd give them the details. And then there were no viewings until we dropped to our rock-bottom price. When I rang to ask why the EA said the market for flats was "dead".I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for.I signed up at the right time, right place, and was very lucky.

a different agent popped a letter through our door asking if we were satisfied with our agent. actually we are, they are proactive and keep us informed
anyway, this letter was addresed to 'the seller'. um, we are on that agent's 'send us info on houses' list. so you'd think they'd be able to match up our name!! And, we've a friend on with them since spring, and they've never shown us her details, even though its in our area, price range and style. so, would we switch to this useless agent? um, no :rotfl: (but i can't wait to see if they phone!)

Viewers tonight have sold their house so fingers crossed they offer for ours.
We have dropped our price by £40,000 and are ready to be realistic.
Would love a decent offer as a couple who viewed months ago are waiting like vultures till January when they plan to offer £80,000 less than the original price- a drop of nearly 33%:mad:
Going to have brunch then clean the bathroom,check all bedrooms etc. Will leave kitchen till last and put breadmaker on which will produce fresh loaf just as they arrive and flowers will be all over the house !;)
DH says not to get stressed as we are not in a rush to sell (two and a half years is hardly a rush!)"This site is addictive!"

You dont have to declare having "words" with a neighbour unless you have made a formal complaint to council/environmental health/someone official. This is what my solicitor told me as once our neighbour had a go at my OH over parking and this doesnt count I am told. HTH0

Hmm, well, nothing concrete from any of the viewings over the last few days for me, but a couple are supposedly looking to book in a 2nd viewing for saturday, but it's not been booked in yet.
Nothing else in the diary at this stage - seems like the flurry of viewings after my price-cut has only produced one (low) offer so far. Beginning to feel a little disheartened again, but there's still a couple of weeks before November, and what I think will be the winding down of the property market for the year.
I guess I'll have to find out if it goes anywhere.0 -
I have had words but not about this piece of nuisance making! I know to declare if it is official only. I have another viewing in the next few days so fingers crossed....(that it is quiet and they like the flat!).0

Oh dear, we've had another offer on our property and now I don't know what to do.
Story is as follows:
Received asking price offer about three weeks ago from a chap whose house wasn't on the market yet. We accepted it in theory, but explained that we wouldn't be able to take the house of the market as the offer was unproceedable. His house has now been on the market for about a week, and he's got someone coming for a second viewing but no offers yet.
We received another asking price offer today from a lady who has already accepted an offer on her house so is in a better position to proceed. The EA says her chain is in place, but I don't know what that means exactly.
So I don't know what the etiquette here should be. Is an offer from someone who has accepted an offer on their own house going to be any better, bearing in mind the fact that these things fall through quite often? What happens if chap number one also sells his house this week? We're all in a muddle now.0 -

i'd be tempted to go with the person with a complete chain - that means everyone should be ready to go, so that's really good. even if the other gets an offer soon, those people might not be ready to sell, so you've got an unprocedable situation.Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23.
