  • Well, had a viewing this afternoon, but no feedback from the agent as yet.

    Got at least two more booked in tomorrow morning, and another one booked in for Sunday which will be the first viewing that I'll be present for. What's the form with these things? Presume I take 5 mins to show the guy around, and then let him poke his nose into whatever he wants until he gets bored and leaves?

    The Sunday viewing has his house under offer already, but has quite a bit more to spend than my flat's on for (£20k above my asking price) according to the EA, so I'm guessing he can probably afford somewhere a bit bigger - my flat is nice, but quite small.

    Not necessarily, I've been in the same boat for the last 8 weeks and I'm thinking the same thing.

    There just might not be any interest in your property for the time being. I'll keep my fingers crossed that luck changes for you. :)

    thanks for the advice on the marketing fees. This is the first time we have sold a house so we are pretty clueless though I have been reading this board and have picked up loads of tips, so many thanks. Its also very interesting following everyones stories :T. Best of luck to everyone!!

    Sorry to hear that Toots. :( Nevermind, there will be another viewing another time. Besides, it's possible your viewers had something family come up IYSWIM.

    When my parents were ill we were completely unable to keep appointments as stuff that needed dealing with RIGHT NOW kept coming up. Just an example, we weren't even thinking of house hunting back then (and too exhausted to anyway!) . :eek:

    But these things do happen, or it may just be something random like toothache. :rolleyes:

    Try not to worry, they might still come back.

    And if they don't there'll be the next potential buyer, who may be better for you.

    Spoke to the EA today and she's spoken to the buyers. They are chasing the valuation. I'm now very worried as their mortgage is with the Abbey and I've been reading bad things about their surveyors.

  • Thanks to my replies. EA said they arent coming back, decided its not for them. Boo. Think we will give up for now and think about renting it out till next year or longer. We have the funds to buy our next house, just wanted to shift this one first to pay off the mortgage on it. Just we have put a lot of love into this house and i would hate to see it get trashed.

    I am quite annoyed today. We bought 18 months ago and now selling through the agent we bought of. They know what I paid for it, how much work i needed to do to make it right (damp, roof etc) and i get the feeling they are suggesting I paid too much which is a bit of a cheek. Anyway, the house is now on for my bottom line and anything less will have to be deducted from the house we are buying.

    Maybe thats it till next spring now - at least i can save more. Hope yours picks up too

    We took 3 months of searching to find a house that was right for us, within our price range, in a very expensive city in the south west. Our 2nd offer was accepted.

    We accepted an offer on our house 2 weeks later - it was only on the market for 3 weeks! We were over the moon. We had only had 3 viewing though and no other offers.

    Last weekend, 10 weeks into the process, we were almost at exchange of contracts. On Monday our buyer (an elderly lady) unexpectedly died. So anything can happen. Our house has gone straight back on the market and we may well lose the place we are buying as they are almost ready to exchange too :-(
    We are devastated.

    We had one viewing yesterday, as the estate agent was showing someone round a similar property, but we don't hold up much hope for selling at this time of year.

    In this city prices are high and the thought of searching again is majorly depressing as we literally only found one house we wanted :-(

    Buying and selling at the same time is a NIGHTMARE!

    I think it was suggested to you back in July that you sell first and then rent. Would you still consider that as a worst case scenario?

    We managed to lose three lots of buyers in that same city, so I know how you feel. Mind you, none of ours had such a good excuse for failing to go through with it as your buyer did!

    When our fourth buyers looked serious, we'd already decided to rent. While it was far from fun, we knew, like you, that it would take some time to find what we wanted. There's certainly a dearth of good properties, particularly with decent gardens and no traffic in you-know-where, so again, I appreciate why most of those coming on the market won't excite you.

    We were, however, looking elsewhere and, as you can see, we found what we wanted. Having the cash in our hands and no problem with quick completion demands meant we secured something better than expected. In the end, it was a brilliant pay-back for the hassle of moving twice and having a shoddy landlord and letting agent. (PM me if you want to know who to avoid!)

    I hope you can hang on to the one you have hopes for by finding another buyer soon. We lived in the A*dl*y Park area and loved it; level and beautiful walk through the park into town!
