I'd be inclined to go for the one who is proceedable. First offer is still not proceedable. And may not become so.

Yes, the other one may fall down on survey to their house, so I wouldn't take house off the market unless they put surveyor in to your house.

Not sure if this makes sense as had an over-busy afternoon with visitors who it was lovely to see, but it's done my brain in! ;)

How long after offer should it be before buyers do a survey? My buyers have instructed solicitor and things seem to be progressing - just worried in case it all falls through as I have now reserved a newbuild.

I would agree with the others and go with the proceedable buyers too scallie

well, after waiting 24 hours from putting in my offer, I've had it accepted :j I've had to pay the asking price as there are few houses around of that quality, size, price etc. To those selling where the agents say that good buyers aren't around I'd say "rollocks".

After I agreed my sale to Mr and Mrs FTB yesterday, I nipped to my solrs to pick up the forms etc. Called in to see my agent to say thanks etc. They said that Ms On another Planet got upset with them that she lost my house and said she had 2 kids and no house. She played a dangerous game of thinking she was the only one interested in my house and so could stick at her (too) low offer. I feel sorry for her but still wouldn't agree to gazumping my buyers.
Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j

Our viewers came round and I have seen more interest from a stuffed fish!
Spent ages tidying, cleaning etc. Even baked a loaf;)

DH pointed out we are not desperate for a sale as we have not found a house we love but still feel disappointed.

Maybe they were just trying not to give away how interested they are. You never know.

Hi everyone (and all the newbies!!) I've not been about the last week or two, feeling very sorry for myself!! Last viewers didnt up their offer, but we had new viewers today. They were a lovely couple, but not heard anything so guess thats a no - go. Obviously its not long til everything goes dead for Christmas, then doesnt pick up til spring...in the meantime hubby and no1 son are 250miles away and Im stuck up here with 5kids who have been ill for over a week. (see - feeling very sorry for myself!) On the plus side hubby and no1 son are coming up for a week,so at least I will catch up on some sleep!! Its just already a year we have lost - and cant get it back :(

I think it partly depends on what kind of survey they are getting done. I think I've read on other threads that some lenders are slower than others at getting in a surveyor. We had full structural surveys as we're cash buyers (3 of 'em so far  ) so were able to ask our surveyor to go in as soon as he had some time.

    Hope this helps. Good luck!

Oh dear, sorry you're feeling so low. Your latest viewers might just be taking some time to think? They may have other places to view as well, and want to come back later if they decide they like yours best.

    Have some cyber hugs (((Kymie)))

    Things will work out!

    Good luck!

    Maggie
