My viewer from the other day has booked a 2nd viewing, and my non procedable ones from the weekend have said ours is top of their list once they have sold. So fingers crossed the 2nd viewing goes well...0

I've just been reading some of the horror stories surrounding surveys and solicitors and am now really paranoid that my sale will fall through. I hate selling houses.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0

I haven't shown any of my viewers round either, but that's because the agents like to do it anway. If it's on a weekend I usually hop foot it to the neghbour's for a cuppa and natter and so i'm around if they have any questions.
Well, yesterday Ms On another Planet came back for a 3rd viewing (remember we told her there is no point unless she is considering revising her offer?) and has decided not to review her offer!!
In the meantime I had a viewing booked to see a house after work. It is not yet properly on the market as they are waiting for details to be produced. It's had the hip report done. All I knew before the viewing was the road, not the house number. so I had a drive round there Monday night, and is exactly my sort of area and type of houses.
I was the first to look at it last night and it did not disappoint me. I want that house!
So today I'm going to ring the agent and see if Mr and Mrs FTB still have the offer on the table and will accept it. I want to say to them it's dependent on a quick exchange but don't mind a longer period between then and completion. also that not even a squeaky floorboard they might discover on the survey (not expecting anything major) will make me reduce the price by one penny.
The FTB's offered the same as Ms On another Planet (£245k), but I think the latter will fall at the first hurdle. she is very unsure of herself, the process etc that I think she'll be less reliable. So my two viewings last night went reasonably well.
One absolutely loved the flat, but cannot afford the asking price, my minimum level, or even the offer I've already rejected. She's off to ask Bank of Mum & Dad for a helping hand, so we'll see if that comes to anything.
The other has had a purchase fall through on a similar property due to problems with the lease. No such problems on mine, and apparently she prefers the layout, so there's going to be a second viewing on Saturday (with any luck!).
Still no advances on my one offer to date, but at least feeling like things could reach a conclusion at some point in the next few weeks.0 -
I have a new viewer coming Saturday, after we dropped the price by £20k from where we started. We're now really at the bottom of my selling range, if we still want to stand any chance of getting the house we are already interested in.C'mon you Canaries!!0

after reading the last few pages of this and from personal experience, people are dropping their prices and it is slowing down. this of course is a different picture to what is painted by the City0

The practical problem comes, when someone on the chain refuses to budge, and still insists that there house is worth more than the market is suggesting at that time.C'mon you Canaries!!0

It looks like everyone is getting some viewings now which is good. 2 previous lives ago I worked (briefly) in estate agency and they always used to keep figures on how many viewings had to take place before an (acceptable) offer was recieved. I wonder what that is now?
well, an interesting morning for me - so far. I told my agent i would accept Mr and Mrs FTB's offer on the basis of a quick exchange etc etc. He rang back later to say that this couple had been looking at other houses recently and not found anything else and had rang my agent this morning to increase their offer to £249,995!!!! :T There is a goddess after all!
Meanwhile have offered £220k on the house I saw last night. the one next door sold for £215k in May this year. (what would we do without aboutmyplace.co.uk!)

Just thought I would post my selling report,
I put my house up in April I only had 4 viewings all first time buyers, I had an offer put in on Sep from FTB and I declined as it was way to low they upped it 10grand and I accepted. I have had the offer in writing and they have paid their valuation fee for the surveyor and it was completed last week.I have paid my deposit on a new build but nothing can be moved forward unless the contract is signed which is understandable. I am pushing on with my ES and solicitor to get things done quick as I want to be in beforw dec due to stamp duty my solicitor says he has the documents received from FTB solicitor. As they are FTB I and im buying a new build there is no chain so it should run smooth, I feel I can be doing more but dont know what, everyone seems so relaxed but I just am so stressed out that something will happen, will I get completed in time, will they pull out or say they are in no hurry and then I risk losing my new build house.
Is there anymore I can do physically and what is the next step that happens.
Good luck to all who are trying to sell its bloody hard and seems worse than ever my area is so slow at the minute so Im lucky to have an offer.0 -

We do all our viewings and have only had good comments and some really superlative ones. (still didn’t offer on it though…) :rolleyes:
I’d sit tight and resist the temptation to strike back.I've been to see a house but the buyers seem to think that their house has dropped 10% when really houses have dropped closer to 20%.
