Oh dear indeed!
Well, the buyers I had earlier have refused to increase, which is a shame, but they were well below my bottom limit.
On the bright side, I have two more viewings this evening - hopefully, one (or both!) of them will lead somewhere!0 -
It seems that some of you are getting offers which is great news especially spirit.
I have had 7 viewings now (in just under 2 weeks) and no offers whatsover...feeling like my flat is unsellable or something. The last viewing gave feedback that the flat was a good size, but the entrance was grotty and the garden needed doing. Unfortunately the front garden is my neighbours (don't ask - there is no way she will tidy it up or I can even encroach!) and the back is just concrete and a bit messy. However they did value it at £225k (its on at 225-250) which is something. I know it is early days but I am starting to worry as I have had no offers at all....even a 215 would be a start. The shared entrance inside the flat is newly carpeted and painted. All my friends and the EA's love my flat - saying it is roomy, light and modern. Whats going on? Should I instruct the agents to remove the overt reference to the garden in the advert and put something like no chain in so it doesn't attract people who want a garden...and will then be disappointed by it. Or should I adjust the price so it is more competitive? I am a little impatient admittedly but I am so worried I will never sell the thing!0 -
Well it turns out I got the wrong end of the stick and yesterday's viewing wasn't a second viewing but a first one. Nothing has come of that but apparently Saturday's viewing was more positive so wait and see. More time to save a deposit at least.0

my patience is beginning to ....
9 weeks after accepting an offer based on the buyer having a mortgage offer already in place....
we are now waiting on her latest amendment (read 3rd) to said offer to come back !!!

How are you guys finding your viewers? Are they nice? I've had about 11 viewings and all but two have been dreadful. Today's was just as good and a prime example of the type of viewer we are getting (" oh what's out there, I can't see your garden. What's that at the end of the garden - you're overlooked then?" (it's a small house and a tree stops their window overlooking our garden!!) If they wanted to see a garden then why make an appointment for 6.30pm in late October? "That's a small bath. Do you get in there?" (it's not - do we look like pygmys?). "The rain makes quite a noise on the conservatory roof does that not annoy you?" No - it's a glass roof- that's why we upgraded the old polycarb roofed one with this (clearly expensive) one. And the best one: "What's that tree growing through the roof of the conservatory?" What??? (it's wiring for a fan).
The estate agent says it is one of the best presented properties he's seen (I know they all try and butter you up, but we've really worked hard on it). So to keep getting comments such as these (I keep trying to mention the important things eg the boiler is newish and has been serviced, the elecrical consumer unit is new etc) is really p-ing me off. Please give me patience. Now!

I sympathise - my buyer (who has now pulled out anyway) supposedly had a mortgage offer in place at the time I accepted his offer. 6 weeks in still no valuation survey. It turns out he can get a mortgage but had not got one in place at the time of the offer. Why people don't just tell the truth is really beyond me it wastes everyones time.0 -

I've been to see a house but the buyers seem to think that their house has dropped 10% when really houses have dropped closer to 20%. I'll be putting in an offer but it will be probably much lower than they expect.Never let your sucesses go to your head and never let your failures go to your heart.:beer:0
