    Phone rang a couple of hours ago as I was looking at the chaos the house is in after spending most of our time clearing out relatives house and modernising it - or starting to - over the last few weeks.

    Estate agent - so expected the usual blah - could viewers come today!:eek:

    Explained due to bereavement in family we had to be elsewhere etc

    Viewing is now Thursday evening and the couple have sold their house.

    After more than two years of trying to sell I expect nothing of viewings but will whizz round and make the place respectable etc.

    Have checked Rightmove and a couple of places to rent in the area we like have just come in so might be able to talk DH into the idea.

    Dear Elona, very best of luck with the viewing. Our home is still awash with clutter from when we finished clearing my parents' flat last January :eek: , so I have every sympathy for you.

    Just do your best to cast the vac round and do a surface tidy. Explain to your viewers why the place is chaotic, I'm sure they'll understand. And many people are capable of looking beneath the surface to the "bones" of the house, you have reason for not being tidy. And do remember to look after yourself too - it's difficult after bereavement I found. Treat yourself to a little something from time to time, even if it's only a small thing like a choccy bar or some nice fudge (or whatever sweeties you enjoy). :beer:

    We are in the fortunate position of being able to buy before selling, so if we get the house we've offered on we'll live here till work is done (rewire, windows, etc) and then move in with the stuff we need and actually have room for, then get rid of everything else :eek: before putting our current home on the market. At which point I'll be officially joining this thread again rather than just dropping by. :o

    Will have everything crossed for you on Thursday.

    I know this thread is about selling not buying but as you have all had lots of experience of selling I thought I'd pick your brains about a couple of houses I'm considering buying. Essentially both are the same type of house - by the same builder. 1 is pre-owned, a corner plot and is on for 15k less than one being finished but behind the backgarden is one of those small substation shed things. The other is on the edge of the development backing onto an existing estate with a bit of a reputation for bolshy teenagers and from the development layout has a smaller than normal garden. So would the substation thingy put any of you off buying?


    Edit:: - Just searched and found a couple of threads about sub station problems when selling so I won't be buying that house.

    In connection with the teenager problem, I wouldn’t buy anything with public footpaths immediately adjacent to it. Hanging around at all hours is bad, but they can get up to much worse.

    I wouldn’t worry about a substation – they are everywhere if you look, but I wouldn’t be keen on pylons/cables being very close. Good luck with your search!

    You could always have a chat with the local PCSOs, the 'pretend' policemen. They'll dish the dirt if there is any. :)

    Had another viewing weekend which makes two in ten days. Not expecting anything much to come of it but it only takes one person to like my place etc.

    Can I ask your opinion - haven't started viewing places yet as I'm unproceedable and don't want to get my hopes on the vendor's hopes up (and really don't want to offer until I'm proceedable, don't think anyone would accept the offer in the area I want to move to anyway as most things are going quicklyy) but I'm a bit worried about viewing in haste if I get an offer as I don't want to lose a buyer because I have no where to go. What are your views on when I should start viewing places to buy?
  • What are you selling and where?

    I've got a one bed garden flat to sell, which, in London, should theoretically move relatively quickly, and will probably be sold to someone who wants to move quickly as well. So I can certainly understand you wanting to see properties before actually going under offer, because you should not feel rushed into somewhere. I'm on the market for 3-4 weeks, no offers yet (just reduced the price), and I've offered on one flat already.

    However, if you're selling somewhere bigger, in an area where things do not move so quickly, possibly not to an FTB, you're probably better off waiting until you have firm interest until you find yourself somewhere else to go.
