  • After my post yesterday on no viewings for a month, EA rang today to tell me we have a viewing tomorrow, but they have only just put their house on the market! So unprocedable, and it means we have to change our plans for the day. I just darent say no though, in case it turns out they sell their house quickly or something else random happens.

    I wish for all of you who have viewings going on this weekend - for good news following those.

    I've had a revised offer from the FTBs of £245k (the asking is £265 and my bottom line is £250). that came in yesterday. Meanwhile the other person who has her house with the same agent and who wants this, buyer lost their buyer. so for now she is unproceedable.

    Then, the funniest thing happened this morning. I had a day off work to use up some leave, when a neighbour a few doors away called round. She asked if the house was still for sale as a friend of hers is interested. so i gave her a quick resume and said to tell her friend it is still fully available.

    She then rang the agent and is booked in for tomorrow afternoon. So I'll see what happens with her tomorrow.

    It's hard not to be incredibly impatient at the moment - some houses seem to get snapped up in an instant, but at least reading this thread has shown that I'm not alone in having to wait a month or two, or consider a price reduction on my property.

    Part of me wishes it was just over and done with, but I'm also trying to remember that I need to make sure I get the value my property deserves. I still think though, that with that in mind, a break over the Christmas period may be wise.

  • How long has it been on for?

    I think I'm being a bit impatient really, but looking at other places on the market at my 'new' price, I do think I'm competitively placed, and if the agent still can't drum up anything now then it's because people just aren't looking for what I'm selling at this time. The thing that does get me is that I really thought 1 bed flats in London would sell quickly and easily, even in this market.

    One week is a bit short though (that's what I'll tell the agents, anyway!), so maybe until the end of the month would be wise.

    I honestly believe that a lot of selling a house is down to pure luck, the right person looking at the right time and at the right price.

  • Thanks - I'll miss it, I'd hoped to sell it to my brother to keep it in the family, but that doesn't look like a goer.

    Now, if only I could convince someone else to buy it...
  • On the dropping price thing I am hoping that it is the time of year affecting viewings, as we did drop ours a few months back and we actually had more viewers before we dropped the price £10K. And our original buyer (before we dropped the price) was buying at the price we want for it! My FIL is a financial advisor and keeps reminding me that there is nothing wrong with our house, but is the lack of FTB's having access to mortgages at the price we are on at (needing too much deposit). The only things shifting round our way at the moment are the really big houses and the odd small flat! I dont expect much action till after Xmas (in the house dept!). Good luck to everyone with viewings this weekend. My non-procedable viewing doesnt inspire me to be honest!
