    I've been reading this thread over the past few months and scaring myself in the process.

    My story so far is this, we put our house on the market a few months back and had a viewing and an offer straight away, 10k under what we wanted, but we had banked on that so accepted, a week later our buyer pulled out as they had lost thier buyer. We then had a steady string of viewings and accepted an offer 2 weeks ago for the same price, we then found a house and are now at the stage where our buyers have had their survey and everything is fine and we had ours on the house we are buying on Monday and are still waiting to hear. Our buyers are moving from rented and the house we are buying has no chain as the lady is moving in with her son. I am already stressed about the whole thing even though it seems that nothing has gone wrong............yet.

    Right been reading this a while and now think it's the right time to join you - could do with the support!
    My little one bed flat has been on the market since May and viewings have been slow. However, had one last Saturday and got one booked in for next Saturday. Know stuff wasn't moving too quickly where I live as there are two other one bed's on sale in my block (one since end of 2007 :eek:). Really love where I live but unfortunately I work two hours away from there so spend the week living in work accom and only get home at weekends. Of course I want my flat to sell quickly so I can start living a "normal" life and taking full advantage of my home but part of me is appreciating the delay as it's allowing me to build up a deposit. :o
  • We haven't had a viewing in a month now and not holding out much hope of any beofre Xmas. We are the lowest priced 2 bed semi in the town and by the looks of it with the best finishes, biggest garden, cul de sac location with open fields behind etc and not a sniff. Nothing else shifting here in the smaller houses bracket either though. I just want to move for more space with two young babies and a heap of large plastic toys. Hey ho.
  • As I mentioned elsewhere, my viewings dried up about a week ago, and my agent called me today to suggest a drop in the price (which I agreed with - felt it was over-valued anyway).

    I'm hoping I get some bites at the new price - it feels competitive to me, and has come below the £250k stamp duty threshold.

    That said, it's getting towards Christmas now, which is a bad time of year to sell, and if I don't get anything good in the next few weeks I'm going to take my place off the market and try again in the new year, March / April.

    There's no point hanging it out there getting no interest, as people will only begin to assume there's something wrong with it. 6 months gives you a little longer to save, and a bit of breathing space around Christmas, and you can attack the market again in the new year.

    I had this situation last year - house was on for the same (heavily discounted price) but nothing was selling that wasn't on at about £120k. Hopefully it will pick up in your area after xmas.

    thats what I would be thinking.. no photos, what have they got to hide? seen far worse than my kitchen, in fact 2 houses up very close to me.. I'd be embarrassed if they were mine, one showing a filthy bathroom (you can see mould around the walls) the other extremely dated throughout.. so not sure why they didnt take photos of all my rooms?

    oh well, worth a go.. :p

    well, its a bit depressing on here at the moment isnt it? so i'll happily say that we had a viewing last night. they were nice, posative, in a good position, and said ours had more going for it than the other place they viewed, so that's a good thing. back to the waiting.

    BUT the best bit was that it was a short notice viewing and it didnt take me any time at all to have a whip round with the hoover and do the sinks ect! i think trying to sell is the best thing ever for keeping the house at a presentable level!

    I agree with this. I would carry on marketing your property until your buyer has 'sold'.
  • Hmmm...

    Was kind of hoping for a raft of new interest after I reduced my price, but so far nothing has come in.

    I'm going to give it a week, I think, if nothing serious materialises in that time then I'm probably going to throw in the towel for the winter. Very depressing.
