  • Well I am new back on here. I have been on the market for one week and have had 6 viewings with one additional second viewing. No offers yet although I am still hoping that the two from this weekend may bring something.... I have a 2 bedroom flat in East London/West Essex. Can't see anything, even objectively, that seems as nice as my flat locally in same price range. I know flats were wizzing off the shelf last month but it seems things have taken a dip and buyers are certainly more fussy than I remember when I have sold previously. I sold my last two homes in less than one week. I am slowly adjusting to a very different market....I can't quite believe that no one has offered anything (even a cheeky one) after 6 viewings. Apparently one is still considering making an offer....this is one week after viewing!
  • One thing I would say is that a buyer 'considering making an offer' doesn't mean too much - I've had at least 3-4 of them so far, and one of them who supposedly was 'definite', but nothing concrete has turned up yet.

    On the bright side for me, two viewings this afternoon! Looks like plugging on Gumtree and cutting the price has worked after all!
  • I have just been thinking about plugging my flat on gumtree - can you do this legally (if you are with an agent). Can you just cut and paste the link from the agents web site?
  • Thank you skint lass, i didn't think we would ever get it done, i've lost a bit of money on it but paying the mortgage for it while paying for our house has meant we are putting our renovations on hold!!
  • Well our viewing went well but they still need to sell their house, and seeing as nothing is really shifting round here I guess we will be waiting a long time.

    EA just asked if we want to go in paper again, but at £75 a shot I dont think we will bother as the EA themselves admits they get very few enquiries through newspaper adverts these days.

    I am glad we havent started viewing houses ourselves yet as another one we had saved on RM has gone SSTC. (Moving to a different area where loads seem to be selling. GRRR!) I just want to move, but know that's probably it till after Xmas now. Good luck to everyone else.

    I think you can do it, so long as all enquiries that arise from the advert are then directed through your agent.

    I marked mine Viewings exclusively though *** *********, but offered to respond to any queries via email. If you look at your contract, you've probably forfeited your right to sell privately, but just getting the flat out there will definitely improve your chances, especially if you don't live in London (flats get bumped off the front page VERY quickly here).

    Don't be too disheartened by things going STC - lots of offers fall through these days, and there's always a decent chance that something might come back on the market.

    Two places we liked the look of that were 'off the market' when we started viewing eventually fell through, and have now been available for over a month.

    I suppose they may come back on while we are waiting to sell. Not long after my last post accepting things would be quiet now, my EA rang and I have had another viewer this afternoon. And while I was showing them out I think someone else did a drive-by checkout! Fingers crossed...

    I'm trying to sell a small one bed flat near Buckingham, as are two other people in my block which doesn't help. I'm planning to move down to Portsmouth and in the area I want to move to things seem to be going very quickly, but more keep on coming onto the market so not too disheartened.

    Anyway I'm feeling a bit more positive as had another viewing on Saturday. Was grumbling in my office this morning about how crap the EA is at giving me feedback and how I was convinced that the viewers weren't interested (they had left the EA's card in my flat! at least I knew the viewing had happened) when I got a call from the EA saying the same couple wanted to look round again today. Now I know this may all lead to nothing but it makes me feel happier that there are people at least interested in my flat out there.
