We have not had any viewings/interest in 6 weeks now... Is the market dead again or are we just unlucky?0

How long after offer should it be before buyers do a survey?
Offer came in a month ago and the structural surveyor is coming around today. Had no mortgage valuation survey around yet, thoughAlso haven't had the valuation survey done on the house we're buying, even though husband pointed out that they've taken money from his account for it. It'll be 3 weeks on Tuesday since he had the mortgage arrangement meeting (where they did everything at once), and they anticipated it would take 3 weeks to sort that out. I assumed that the valuation survey would have to take place within those 3 weeks, since they won't approve the mortgage without it. I can't see the mortgage companies and surveyors being swamped with work at the moment... We're waiting until the mortgage is approved before sending in a structural surveyor on the house we're buying.
Ever-so-slightly concerned that the people we're buying off/their solicitors aren't getting things done as quickly as they could. A "bi-weekly pestering" (as the OH put it) will start until things get done.
Skintlass - you'll probably be hearing other things from your buyers. Ours sent an extra set of questions for us to complete. But I know how it feels when not much is happening and you're wondering if they still exist... It's frustrating not being able to talk directly - going through EAs and solicitors even about simple non-legal, non-monetary stuff. If I'm asking about something I always pass on a 'status update' of where we are.I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for.I signed up at the right time, right place, and was very lucky.

Our viewers came round and I have seen more interest from a stuffed fish!
Spent ages tidying, cleaning etc. Even baked a loaf;)
DH pointed out we are not desperate for a sale as we have not found a house we love but still feel disappointed.
We had that too! Have never 'sold' a house before and was quite excited to show people round my house. Until I had the first viewers that is. I spent nearly 45mins trying to muster some kind of enthusiasm from them, but they just walked around with miserable faces and were really picky and critical. Dejected was not the word - why go and view with such a negative attitude?! Anyway, low and behold, they put in an (not too derisory) offer the very next day!
I spoke to the estate agent about it and she said it's always these kind that put in the offers; the ones that gush about your property will never be seen again. Anyway, I had said gushing-viewer on Monday (loved it), and they have put in the asking price (not proceedable, mind).
Makes no sense to me. People are strange.
So you never know. Good luck!0 -
Thanks all! We went with the proceedable offer today, and the surveyor is already booked and coming round on Tuesday. I guess some people do it in a different order, Skintlass, but that's what's happened here.
Feel a bit bad for the other chap who offered on the house (apparently very disappointed) but we were very open about it staying on the market so I'm hoping he's not too upset. I'm also hoping he doesn't attempt to gazump, which I know the EAs are likely to encourage. The current buyer is very lovely and I don't want to get dragged into all that - rather keep it clean and simple.0 -
my 2nd viewing cancelled - no reason given.0

It would be you doing any gazumping scallie. The agents are legally bound to put forward all offers to you (how would you feel if they'd withheld any). It's for you to decide whether you want to accept subsequent offers or not.
This was the scenario for me this week, but I won't gazump anyone, for me a deal is a deal.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -

Hi everyone
I've been reading this thread for a few days now. We have decided to try to sell our house and buy something bigger. We have recently had our 4th child and living in a 3 bedroom house is getting impossible.
We had our house valued today which I found very disappointing. It was valued at £140, yet the house 2 doors down is up for £170. I've looked at their house online and cant see much difference between the 2 except we have a bigger garden. An identical house in the next street, which I used to rent is up for £185.
The EA is also looking £250 upfront for marketing costs, is this normal.
Thanks in advance for any opinions on this.0 -

Did you get more than one agent in to value? A resounding no to paying up front for marketing too.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0
