Just been checking through on Rightmove with Property Bee, as I have been for the last 8 months, and absolutely nothing is selling at all, out of nearly 300 properties for sale only 1 has gone under offer in the last week and nothing has gone SSTC for nearly 2 weeks now, considering it's supposed to be Spring and activity up, I'm surprised, it's the lowest activity I have seen since I started looking in July last year.
Just as an anecdote, properties that are hitting the land registry are also at there lowest, with the 3 month figure at just 24, the EA's must be struggling as there is 9 agents servicing this area.
What's activity like in your area ?
maybe it's different where i am - a few roads i've been looking at have property selling.
people are going to have to realise that some areas are going to pick up much quicker than others while others are left behind

Not really, we do have a decent income. It is a nice area and we are only 20 mins by train into Kings X so that will always keep prices up.
Here is an example of a property which is ssc but in my opinion is far too expensive for what it is. I have been watching this one. Lovely house but I'm still not sure it's worth the price. I would have bought it at around £450k to 500k.:A

I agree, someone felt that the house was worth the price. Not many houses come up for sale in Church street, there aren't very many there. I was very tempted to buy that house, but it just wasn't worth it to me. It would have meant stretching a bit. One day I will walk into a place and think that the house is worth the money asked. But for the moment we'll put up with a place which is too small and will keep the head in control of the heart.:A

Actually both of those seem pretty cheap to me... you probably couldn't get either of those at those prices (the vendors' prices) in my area (Bath). Infact the latter would start with an asking price of probably about £750k (although unlikely to sell at that).

Established property's rarely have a lower valuation unless they need some work doing to them. Did your property come back with a lower valuation, mine did not last year and it was sold for £10K more than next doors house was on the market for.
As I said he is from the front line undervaluations are rare compared to mortgages offers being lower than AIP.

When we were selling, our buyer didn't have a valuation done (he is a cash buyer). Our house is quite new too (just over 5 years old) - although I suppose that is still established.

I'm not million miles way from Bath. Prices in my area rose very quickly and with discnnect from local income. We have seen some stuff in the home counties that would be more expensive here, I think. Crazy.

Still not much is selling in the price bracket that we are looking at and not much on the market either. If we were willing to move 10/15 miles outside of the city, then there are some better deals to be had... (but - with the traffic being very bad - would prefer to stay in the city or immediate area).
If things were priced more competitively, then we would be much more tempted to do some viewings...

Within quarter mile 20 for sale, of which 6 under offer, 4 sold but the main story is the sellers strike - looking through the sold data on nethouseprices 2007 saw 11 sales on my street, 2008 3 and 2009 one so far (actually 'sold' last autumn) although 1 other (the only one that came on the market) has soldI think....0

I think you've got to smile, otherwise you'd cry.
We've ruled out our ''posible'' because it was next to a motorway. That says something, that we were thinking tht something that bordered a motorway might be worth it.
. Even worse that having been worried DH liked the plce by the motorway we've ruled it out and I'm still kind of regreting it. I'm pretty fed up about it all. Other plans are on hold, plans that sort of depend on us being settled. See...now I've talked myself into a
