    My mate used to be a drumer (well I think he still is). He used to idolise John Bonham, I come from the midland a Lot of the old group members stil live round here.
    It's can be a bit odd when you go to pick a Takaway up and you bump in to Ken (KK) Downing (Judas Preist) or go out to some of the local older pubs and bump in to Robert Plant (Led Zeplin).
    Bit of name droping but the midlands is 70's rock central.:D

    Im looking in the same area, most I see have been on for 6 months + easily and a few are now really dropping prices and realising that people wont / cant pay what they originally priced them at.

    A few have been and gone but id say about 80% that are still for sale were there at least 6 to 9 months ago.:rolleyes:

    9 out of 20 are ssc in my area, things are selling and they are still way overpriced.

    I'm a professional drummer and John Bonham is pretty decent. My all time hero was Jeff Procaro, Simon Phillips comes a close second for me although they are very different. I'm lucky that I've worked with Simon and he's lovely. Sorry that was totally off topic :D

    Do you mean way over priced for your salary? Just wondering because the 9 ssc may not agree

    Our first buyers dropped out (before the survey) because they got "cold feet" (they tried to gazunder by £40k - which we didn't accept). So i wouldn't under-estimate the power of "cold feet" either....

    At the moment (we are about to tentatively start looking to buy - we have exchanged to sell and have just signed a 6 month rental lease - so are in no rush...) it would be nice to be able to get your mortgage lender to value a property that you are seriously interested in BEFORE you put an offer in...

Even if the buyers have a bigger deposit, if the valuatuon comes back low, if the buyers want to renegotiate and the sellers wont... sale might still fall through (although the sellers might be mad in that case, because they are night likely to get a higher valuation any time soon...).

    Established property's rarely have a lower valuation unless they need some work doing to them. Did your property come back with a lower valuation, mine did not last year and it was sold for £10K more than next doors house was on the market for.

    As I said he is from the front line undervaluations are rare compared to mortgages offers being lower than AIP.
