Are houses selling in your area on Rightmove ? (Dead in the water where I am)

    I'm not very au fait with Proerty bee, otherwise I'd check. But its quick to download, Anyone could try looking.

    I don't need it any more.;)

    We could with Sir H doing it, only he knows his area.

    But then you can't really call for proof...he gave you the details, you can prove or disprove him.:confused:

    FWIW I take everything here - from both sides with a pinch of salt, but also at face value...its a difficult balance. You cn wonder what people's motivtions are for being here but you lso just have to accept they are. :)

    from hpc... looks like humphry is right..

    In St Ives, Cambridgeshire at the weekend and could not believe my ears.

    Whilst stood next to an EA, I watched two people come out and start discussing properties in the window. They were deciding which ones to mark as sold. The junior EA, who still had a modicum of integrity left about them, questioned why they were doing this when the properties hadn't been sold. The reply was that they have to show potential buyers that things were moving again!

    These crooks require robust regulation now.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    ok LIR - let's do this logically...

    Estate Agents are desperate for business and revenue. Business is bad.

    Do you think that they are going to spend money (an expense for them) putting properties on Rightmove?

    Indeed that is why I responded truthfully to AD's request.

    anyone as to accept human error etc on the net that is why it would of been great for Sir H to actually say the Numbers but let us know which ones were not actually sold or dubious.:)

    Well...I don't know how rightmove work...but I guess they are keen to make deals ATM too. I do recall a discussion with someone from nother leading portal years and years ago who was saying they did not share properties. It could be, for example, Rightmove fear losing out to Primeloction and are being ..'proactive' in working with agents to prevent this :)

    Is it not possible to have organised a different way of paying other than fee per property? Perhaps they decided it was worth a fee to try and shake things up little. I don't see it as so different as the news paper coloumns fill with 'STTC' or recently solds I'm seeing, they out number the comparablefor sales. And some have been in several weeks. :confused: Its all advertising, and the type I've seen in the paper seem a similar thing, with out the boon of distorting Property Bee. :)

    But thats why I'm saying check them. I'm not particularly fond of Sir H, but if he came back with the figures we have no more proof, and doubtless he'd be accused of fabrication......:confused:

    ETA: Sir H I feel bad you thanked me for his post in which I was not complimentary to you. :( I don't dislike you...I just....oh crikey...what does one say? I just...um....forget it. Sorry :)

    So it seems the irregularities between SSTC and nethouseprices/LR seem to be true in other areas as well, and looking by a least one answer on this thread people are falling for it. It's so easy for EA's to do, they can dump old stock on that has already sold, or they can leave SSTC's on there that have actually fell through and the properties removed from the market, it makes good viewing for the public, tricking them into thinking things are moving.

    Is it legal ?

    I think most SSTC coming back on the market are because they fell threw.

    As most of you know I have an EA family member it would increase his costs to keep re-listing houses. Increasing costs is not on the cards at the moment like all businesses. They need sales and realistic pricing is the only way of getting them.

    Not some marketing bravado it would only add to costs.

    ok - let's assume that it is the case.

    what benefit would an estate agent have of doing this?
    it's costing them money - they're not exactly the best business position to be in at the moment.

    also, you've bought your house through Haart in Peckham.
    a month later you see the same property advertised by the agency popping up on Rightmove - you're not going to be happy as a customer.
    even the sellers won't be happy.
    this will hit their Estate Agents credibility big time.

    in the current environment they can't afford neither.
