We sold our house in May last year, at that time there were 2 houses for sale in our street. They are still for sale now, and one person has not dropped their asking price, so they are asking the same money now as a year ago. I'm sure it will still be for sale this time next year.
  • 17 out of 62 properties sstc or under offer within a 1/2 mile of our house.

Within 1 mile it is 153 and 48 sstc or under offer.

I had noticed sold signs had started to appear a couple of months ago - nothing seemed to happen from the middle of last year until just after New Year.

Most of the properties that are under offer are sub £400k - it seems to be the higher priced properties that are not selling.

There are 12 properties above £400k and only 1 of them is sstc, the majority of those are fairly new 4/5 bed detached and the one that has sold is a much older house which was on the market for £600k

    We're in the south east.

What's the LR looking like for people over the last 3 months ?. in my area there are SSTC signs that have been on Rightmove for over 6 months, then quietly disappear with no sign of them ever hitting the LR, is this a new tactic by EA's to make it appear that properties are selling but are actually falling through and being taken off the market ?

I had a look for you.

5 out of 78 on right move are SST within 1/2 a mile of our house.
Also there are 3 newbuilds sold that are not listed.

Sorry I made a mistake yesterday that was 1/2 radius of my village not house.

1/2 mile radius of house is 13 properties and 3 sold newbuild.

But the village post is more representative of established properties.

L/R doing a quick search on our property if I use the first 4 digits of our post code gives 4 registered sales added last month. Bu they are all Dec sales.

Just checked mine 14 out of 33 SSTC. There's at least one more sold that doesn't appear on the site, not sure why that would be, which has sold within 2 weeks of going on the market.
  • Not particularly. A lot are still overpriced and haven't been reduced at all despite being listed for over a year or so

Just been checking through on Rightmove with Property Bee, as I have been for the last 8 months, and absolutely nothing is selling at all, out of nearly 300 properties for sale only 1 has gone under offer in the last week and nothing has gone SSTC for nearly 2 weeks now,

Could this be because of how loud you play your death metal?:D

Can't get the mortgage when it comes to it?

You would think that would have been sorted before it goes SSTC

Seems to be lots of activity in the the South East. I think it was conrad who predicted the South East would be the first region to see prices bottom. I think he may be right.

I do know a bit on this as I have an EA family member.

AIP is enough to get the house on the market.

The problem as been people have then been offered less than the AIP after they go through the afford-ability and get a concrete offer.

From what I here this is no where near as bad as last year though.
