In order to help keep the Forum a useful, safe and friendly place for our users, discussions around non-MoneySaving matters are not permitted per the Forum rules. While we understand that mentioning house prices may sometimes be relevant to a user's specific MoneySaving situation, we ask that you please avoid veering into broad, general debates about the market, the economy and politics, as these can unfortunately lead to abusive or hateful behaviour. Well I'm confused.
You want to see and then you don't want to sell. If you need to sell then you need to lower your price. If you just want to test the waters then stick to your price. But to mess about just to save you the cost of a new HIP (And don't forget there's an extra bit you've got to have in April) then you're being a bit bizarre.
A new hip is about 170 for a cheap one. Not selling your house now and chasing the market down could cost you ££££.0 -

So if you are going to sell in a year or two - we can expect to hear from you then - not much else to say.
