Does your own website advertising your house count? That's probably a really easy way if it is.

"Second agent was the most dodgiest one, and after about a month we had a very funny viewer who could not praise how good our estate agent was, the viewer looked at 3 houses up our road and they were all with the same agent. When i confronted them about this the esate agent did not know what to say and become rather flustered, i told them imediatley they were sacked and i had only been with them for a month, the dodgy thing was she told me she had her house up with 2 estate agents, funny thing was there was no 2 houses for sale with the 2 esate agents she said she was with."

I confess, I don't understand ANY of this, and ask for clarification. What's the problem here?

I think the OP is implying that the EA staged a viewing of all of the houses they were selling in this road to fool the sellers into thinking that a) there was some interest in their property and b) they were great EAs, and the prospective buyer was in fact a stooge.

I think that's correct, but it still doesnt change the fact that the OP needs to realise it isnt any of the agents faults that his/her house hasnt sold, or indeed if they didnt get any viewers round, what does he want to do, magic people out of thin air??

The reason it hasnt sold is most likely because it is over priced. Houses ARE selling IF they are correctly priced. Just because you've dropped it by 22% doesnt mean you've got it right, it could have been over priced by 30% to start with.

Where is your house though, I'd like to come and have a look around, you sound exactly like the kind of person I'd like to do business with.

Look im in no rush to sell the area i was trying to sell my house there are no drops, i will never use a estate agent again bottom line.

I may be tight but im not paying for another hip, infact hips are the biggest rip off apart from estate agents, to do with selling your houses.

I may sell my house for less in 12 months or i might sell it for less in 2 years, end of the day when i sell it i will be trying to keep the costs down, if that means advertising it for 250,000 and keeping it on the market then that is what ill do.

Its got to the stage i can not be bothered with estate agents has they all seem to be full of !!!!!!, infact they remind me of holiday reps, when they try to get you on their over priced trips.

I will just leave it on the website untill we are ready to sell, its not going to get much interest, but it will still be marketed and we wont have to pay for a hip, if you people dont like it tough, you have your choice and ive made mine and if it saves us some money, then great.

I just feel where i live the prices are not dropping and people are just not buying, if they all drop in 12 months then we might advertise it differently.

Good ridance to estate agents i say.

this post was about estate agents, i asked someone how i could keep my house up for sale, to keep the hip alive and you all jump in like vultures.

my house is a 3 bed semi with offroad parking, garden and a garage, if i sold my at what the asking price was, and bought another property, i would get a 2 bed roomed Maisonette with no parking and no garden, so why would i bother??

ill just hang on in there, and hey people dont lose any sleep over it i wont.:D

You really are Confused aren't you!?!
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

Please change it to something more obviously daft like a million. Not that many buyers looking at the million mark so you'll be a time waster for fewer people who are looking to buy there than at 250k.

But better still, note that the HIP does remain valid and it's to your advantage not to have the property on the market for a very long time. Just remarket it once every 11 months at a million and you're all set to ride out a decade of price drops and slow recovery until you can get to your lowered asking price.

cheers for the idea, but a decade of drops??

ive found a site, they email me wth potential viewers, free for 365 days, if its at a million pound it wont matter has when i come to sell it, it will show a massive drop on property snake.

ill just say i finally realised it was over priced:D
