got rid of another estate agent!!!

    I did. But I am not sure whether you want to really sell your house, or you just want to sell it if you can get over 130k for it.

    If you really want to sell it now then lower the price. If it was the right price you'd get genuine buyers through the door.
    Overpriced and they're just coming in for a look to see why you think your house is so special

    we are just going to wait and see what happens in the next 12 months ive found a site who will let us list it for 365 days for free, ive put it on there for 250,000 pound.

    We are just going to sit tight now, maybe we might rent it, but we will just have to wait and see.

    the problem we would have if we dropped ours anymore we could not afford the gap as it would be to big, we dropped ours 22% and the biggest drops on other houses have only been 5% or less so we our stuck.

    If the other houses had come down in relation to ours then maybe we would still be trying to sell, but until the stubborn sellers realise they have to lower their prices we will wait.

    One thing for sure is, i wont be selling through a estate agent again, theres sites now offering right move exposure for small fees.

    I think as long as its on right move it will be enough, and its also better for me, has i wont have to listen to the bullsh!t estate agents come out with.

    I don't get this pennypinching about HIPS; yes, this is MSE but surely it's not in your interest to do this. When someone eventually wants your house and you decide to sell it/can afford to sell it at that price, they will be able to find out how long it's been on the market. That's not going to help in the negotiation. It's sellers like you that make buyers like me reluctant to ever use Housenetwork (we had a time-wasting experience a few weeks ago with a seller who seems to be doing the same as you).

    And what was wrong with the person who viewed several houses? I didn't get what that poor agent had done wrong. Are you only prepared to let people view if they promise they'll buy yours and not look at anything else? I am SO glad you are not selling a house I like.

    And now I'll go and hide and wait to be flamed.

    You dont need to update the HIP and you can re-market up-to 12 months with the same HIP.

    If the market is dead, the ea is not going to get people through your door. That is unless the price is right. The other sellers might be stubborn, but they haven't sold their houses yet. The only way you are going to sell your hour is to think of a price reduction and double it. Nevermind what other people seem to be doing. They, like you, are not getting anywhere. You've had your house on for 16 months. House prices have dropped on average 18% in the last 12 months, but yours has been on for longer. If you want to seriously sell your house, it needs to be further below that price. If it was realistic, you'd get people through the door.
    As you're not bothered about selling it, you shouldn't be.

    Can I just ask why you are even on the market, wasting EA's and viewers time when you don't want to sell? Are you crazy????

    You couldn't sell at £169,950, you couldn't sell at £130,000, you couldn't sell with an online agent and you couldn't sell with a traditional agent. What's the common denominator......YOUR HOUSE!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I think you'll find his signature says he's not a mortgage advisor. It's a play on another poster's signature who is a mortgage advisor.

    I have to agree with the rest of the post though. I you don't want people to come and view your house then I doubt you are going to get very far selling it unless you vacate it and put it through the auctions!

    You need to get real.

    Your house will be worth less than it is now in 12 months time. In the current market, you can liken selling your house to selling your car. There is significant depreciation involved and the days of watching your house value rocket inside a year are most definitely over.

    It's all very well sacking Estate Agents but at the end of the day it is in their interest to get your house sold as its how they make their money. The current market is pretty dead and its likely to stay that way for a while yet - if you want to sell you can't afford to be as picky as you're being IMHO.

    But it's up to you....
