    If so explain to me why you think i should buy another HIP , when i already have one?

    Like i said im putting the sale of my house on hold and dont want to buy another HIP, to keep the HIP active i have to market my house.

    As i said (but was ignored) a property can be removed from the market for up to 12 months without a new HIP. So PLEASE remove from the market!

    It's ok, he probably overprices the goods on ebay because he has no intention of actually selling them. Hence no tax liability.

    yeah your right there but it only last 12 months from when you first marketed, the new rules state now a hip pack will last at least 12 months from when it is bought.

    now my hip pack is over 12 months old but its still active has our property is still been marketed.

    Wrong. A HIP lasts until the house is sold.

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I have never said anything how much i will get for my house and if you read in any of my post's i have said i am willing to sell mine at any price has, long has the property i want to move to drops the same.

    im just saying i can not be bothered until house prices have reached bottom.


    for you dave, my house has been marketed for over 18 months so i can not really remove it.
    How long does a HIP last for?

    While the property is on the market, there is no need to update the HIP. If the sale of your property stops and then starts again, you may have to compile a new HIP and provide up-to-date documents.
    However, you can carry on using the same HIP without the need to update any of the documents where:
    • marketing stopped because an offer was accepted and the sale has fallen through (but remarketing must start within one year of the date when marketing first began or, if later, within 28 days of the sale falling through)
    • marketing has stopped for any other reason and the seller remarkets the property within one year of the date when marketing first began.
    The effect of this is that the HIP has a shelf-life of at least 12 months for the seller.
