    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I'm glad you're not in a rush to move, because as I said elsewhere, I have a feeling that you'll be in your current house for a loooong time to come!

    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    anyway, this post isnt about what do for work or is it??

    Im sure it was about me havng enough of estate agents, funny things is it doesnt look like they have had enought of me has they keep on coming back for more.
    1. Look i will not employ another estate agent
    2. i will not pay for another hip pack
    3. i will not lower the price of my house anymore
    4. i will not sell my house for at least a year or two
    5. im not bothered how much i sell it for, as long as it sells and i can move up the ladder
    6. i will not seek advice from a financial adviser
    7. i will continue to sell things on ebay
    8. i will go back to work when my sabatical finishes
    9. And i will continue to say things how i find them
    If you people dont like it, then great, but dont get your knickers in a twist, its my choice, and whatever or anything any of you say, it will make no difference to what i do.;)

    remember people if no one else loves you jesus still does;)

    thats pot calling kettle black, estate agents have sat on their fat arxes for years, telling people bullsh!t and picking up a good wage each month for doing next to nothing.

    I do not wish redundancy or anything similar on anyone how ever much of a complete muppet they are. BUT in your case its your immediate family I feel sorry for - they have to follow you on this directionless ship you are sailing. Lets hope its not called Titanic 2.

    If you are just selling some unwanted items that have been lying around in the attic, the answer is probably no. In order to pay tax on the goods you sell, you either have to be trading or make a capital gain. If you are trading you will be self-employed.

    Am I trading?

    Essentially ‘trade’ is a two-way relationship between a trader and a customer – where the trader provides goods or services to the customer for reward on a commercial basis. In addition, the courts have identified ‘nine indicators or ‘badges’ to help decide whether a trade exists or not. It is not always easy to decide even using these ‘badges’ because a trade may exist even if only one or two of the indicators are present.
    Once you have read this guide and examples and you still don’t know whether you are trading, please contact us so we can help.
    You are trading if you:
    • sell goods you have bought for resale
    • make items yourself and sell them, intending to make a profit
    • sell (or buy) goods on behalf of others for financial gain (for example on commission)
    • provide a service and receive payment (whether in cash or in kind).
    If you are trading you may have to pay Income Tax and National Insurance Contributions (NICs) and VAT, and we will treat you as self-employed in that trade.
    But you are not trading if you:
    • sell occasional, unwanted personal items through Internet auctions or classified advertisements
    • attend a car boot sale once a year to sell unwanted household items.
    If you are not liable to Income Tax you may still be liable to other taxes.

    I've seen some HIPS this weekend and the dates stated they were prepared back in 2008. This made me wonder why the properties were still on the market. In addition, the searches have to be under 3 months old so they had expired too.

    When a viewer sees your HIP from 2009 in 2010/2011 don't you think they'll wonder why your property has been on the market so long? I know you say that you will say you stopped actively marketing it for a while but will they believe you or think you have a body under the patio that surveys keep finding?

    Ebay is being gone through by the tax man all the time. They know who to look at.
