    Can i ask you a cpl of questions was that your first offer? if not how long was it after the first offer was refused did you go back with a second, i made an offer which was refused and had a phone call from the EA today asking if we are going back with a second ??

    Ours was pretty quick to be honest, we had a max figure in mind of what we wanted, we went in at a figure of 225k they said no and came back with a counter offer of 230k which was our upper limit anyway so we agreed to pay that very quickly (within the hour!)

    Perhaps let the vendors sweat a bit or see if they come back with a figure and decide if you can/can't meet it?

    sorry should have added to my initial post, they have already come back with a price they will consider but its too high for my strict budget, houses in the area dont seem to be selling, most have been on for 6 months with no movement, thing is this one only went on the market recently, thanks for your reply and fingers crossed!!

    Hey fellow FTB's. I'd like to join the club if I may! Currently in the process of purchasing a semi-detached property however it is progressing slowly. This is because the property has been underpinned and myself and my partner are trying to work out whether it is structurally sound or not. Not us personally but structural engineers!

    Its such a stress and hassle and if it wasnt for getting the place at a great price I think we would have walked away. The property was on the market for 210k then came down to 200k. We offered 175k which was initially rejected with the vendor asking us to up our offer to which we said we wouldn't. Within the hour she had accepted our offer. Perhaps because it was underpinned as we didn't know at the time.

    We are awaiting the history of the structural works before deciding whether to get a full structural engineers in to do a survey. It is all very stressful this property buying, especially as the lease on our rented flat is coming to an end!

    Hi everyone

    I'd like to join the club too! Been looking since last February and only come across 3 houses that we really, really liked.

    In the last 2 months we've had one offer rejected (told only the asking price would do); one offer outbid; one offer withdrawn (see my other threads) and one missed opportunity where we waited to increase our offer today (put original offer in on Friday which was rejected) only to find it sold at full asking price on Sat.

    Feeling rather glum at the moment - the "credit crunch" doesn't appear to be affecting Colchester (where we're looking to buy) as houses are coming onto the market and going in days. The ones that aren't are in less desirable areas or with unrealistic prices.

    Oh well, keep searching. Seem to spend most of my time on this site or Rightmove, maybe we should forget the house for a while and have a holiday? Ha ha

    GOing to join as well. Wife and I have had our offer accepted and just now received a text from Natwest thanking us for the mortgage application and they'll let us know in 5 working days whether it's been accepted. SCARY!

    Our updates are basically our mortgage has gone through the underwriting stage and all we need now is a satisfactory survey, the survey is booked for Wednesday so i'm keeping my fingers crossed that it all works out!

    as soon as the survey has been done our mortgage offer will be issued.

    Our solicitors should also be receiving contract papers tomorrow so fingers crossed it all moves along now.

    Not been on here for a while ( i suppose i have been a bit of a sporadic poster everywhere else...)

    Our mortgage was agreed on 27 April, and was finally sent on 28 May to our solicitors, as we've had to change from Countrywide (but that's another story). Anyway, they still haven't got it so i called Halifax up myself today to see if they can fax it whilst they wait for the originals.

    Now have an appointment with the solicitor to sign everything off and have a better update/understanding of where we are with things, with a view to completing on 3rd July :D. It was originally gonna be 29 June but that was a bit tight for our vendor's vendor who is at the top of the chain.

    We're already looking at making overpayments to our mortgage, and we haven't even got there yet! Woop.

    Finally completed on a repo today but it’s been a drawn out process

    The house came on the market back in Feb at £110000 and I put an offer in of 100000 which was rejected.

    I then looked round another house on the same road which was 2 rather than 3 bedrooms. It turns out they were also looking to buy the repo and were selling there house at a discount for a quick sale. As I realised they were putting in the asking price I decided to buy theirs at £90000 instead. All was going well till at the end of April when their mortgage extension was declined and thus they could not move.

    I then went to plan B and put an offer of £105000 which was accepted and after a few more issues it was all sorted out today.

    I would like to thank all the FTB posters on here for their advice even if I have not posted a lot.
    Been saving for the last 2 years and have borrowed the rest from parents which is cheaper than a mortgage.
    It’s a really nice 3 bed mid mews on a Cul-de-sac in Hadfield with a good view and a conservatory so given my limited funds I am pleased with what I have bought.

    All I need to do now is actually complete on Friday and actually move.
