    Is everyone too busy unpacking to post?
    I hope so :)
    We're waiting on responses to our solicitors' questions at the moment.
    We've not seen the contracts yet so I've no idea what the questions are likely to be about! I'm hoping it's nothing serious...
    Other than that, we're all ready to go.
    Anyone else getting near to exchange / completion?

    I hope to be getting close to exchange. I received the Home Buyer's Report on the property last week and have dropped a copy off with my solicitor. They'd flagged a few things up but most of it was just them covering their own backs I think (garage made from asbestos concrete, poor sub-floor ventilation, lead rising main, possible damp in the rear reception room, get the gas and electricity checked etc.) and there certainly isn't anything structural at risk at all.

    Interestingly they valued the house £3k less than I've agreed to pay for it. The vendors said that as they had already reduced the price by £5k they weren't willing to go any lower really. Personally I think the £5k reduction was a stunt by either the vendors or the EA as I doubt it would sell for over £175k because of the stamp duty. During the bidding I offered £165k which was rejected (as I expected), £170k which was rejected (I'd hoped I might succeed there though) and was then told that £173k would secure it and cancel a pending viewing, so I offered it and it was accepted. The selling EA has said that they cannot understand why the valuation would come back such a small amount under the agreed price but in my eyes this £3k could be nice as I need to convert the space under the stairs into a downstairs WC and that is likely to cost £4-6k so £3k is a good half or more of that cost. Not sure that I'll get anywhere with that £3k though. Fortunately the vendors are really nice and we get on really well (they've invited me over a couple of times, I've given them a hand moving some furniture around, am currently watering their plants while they are away and they asked me to go into their house and send a copy of some documents to them while they're away!) so I don't think I'm at risk of loosing the house or anything like that.

    Anyway, things are in the hands of my solicitor now I think. The selling EA asked for a copy of the report which I dropped off after having a good read of it myself and deciding that to be honest not much really needed doing as a result of it but we'll see if she comes back and suggests any extra checks or a discount in view of what the report has said (I'm guessing not).

    In the meantime I've packed quite a lot of my flat up, taken one load down to the tip and loads of stuff to the local charity shop so I'm well on my way to being ready to move :)

    After losing out on the house we thought was "the one" we have now had our offer accepted on a much nicer one! Everything's moving quite quickly as the top of the chain want exchange within four weeks; that day is Wednesday next week so crossing all fingers and toes. Had the homebuyers report back, nothing too major (roof will probably need some attention, it's a 1930s house) and had our mortgage offer on Monday :j. The other people in the chain have had their mortage offers too.
    Been hassling the solicitors (as everyone keeps telling me too!) and they seem to be on top of everything as far as I can tell. Just want it sorted, it feels so close now but won't be happy 'til we've completed.

    Well, bad news from our front. Havent a clue whats going on. Its been 8 weeks today since the offer was accepted, and we still have no idea of a completion date. Its getting ridiculous. Calling solicitors everyday and they say theyre waiting on the vendors solicitor, so asked my mortgage broker to call the vendors solictor and they say theyre waiting for our solicitor!! So call our solicitor and he insists hes waiting for them. We've been in the same position for the last two weeks now and no-one will do anything!!! I am so stressed out. Just feel like we're never going to get it. :(

    Me and the gf had our offer on a repossessed property accepted. When it first went onto the market 8 months ago it was for sale at £129k.

    Since then its been reduced a lot and we had our offer of 100k accepted on Tues :D

    The sellers want to complete in 28 days.

    As of today we have passed on our cheque to the solicitors along with all our proof of identity. We are signing the revised mortgage amount documents tomorrow and paying for the survey then aswell. The EA called yesterday saying they would ideally like to have the survey done by our lenders by next tues at the latest. Our mortgage contact in branch is pushing so this can be arranged.

    Is this good progress so far in terms of buying a repossession??!?! We are FTB!!!! :eek::cool:

    We exchanged today - finally!!!

    We were originally meant to exchange on Monday but there was a delay with the sellers not signing their paperwork

    We get the keys on Monday - I'm so excited! :j
    May: Camping set for 4, 2 books.

    How annoying Ms Confused! Hope it works out.
    We went for a 'no sale no fee' solicitor this time and it feels like we can actually put pressure on them to some effect. Have to day we've been very lucky with our choice of professionals.
