welcome Alec, have you been to see the house a second time?

Three times in the end. Twice planned, once I popped along with a friend to take a look from the pavement but the vendor saw us and invited us in :)

Was the double glazing completed already?

Yep, they had all but two windows in when I visited the first time and when I popped over there at the weekend to help them shift some furniture they were putting the mortar in around the last few windows etc. They've also put in the new carpets, repainted the skirting boards, door frames etc. and some walls. There's a couple of bits left - they said they were going to install new taps in the bathroom which hasn't been done yet and there's a couple of stairs bannisters which need sanding and re-staining (their dog scratched them at some point, nothing major).

I am rather skeptical now about half finished jobs because my vendor said he would finish the floor in the en suite but never did. So don't make the same mistake as we did - make sure it is done or even put it in writing that your offer is subject to that. Your mortgage sounds like a cracking deal - I am assuming you had a large-ish deposit?

Yeah, I'm putting down a £48k deposit and keeping the rest back to pay for legal costs, potentially a new boiler and to create a downstairs WC (which is going to involve moving the gas and electricity meters - wonderful! :().

Good luck on your purchase, almost time to get excited!

Thanks, the surveyor is going to do the valuation and home buyer's report tomorrow (Wednesday) so once I get to see that and then get a final response from the mortgage company to confirm that they are willing to offer me the mortgage then I will feel that the worry is over and things are almost over. Then it's onto the buildings and contents insurance, perhaps some MPPI/Critical Illness cover etc. and then start planning the work I need carrying out before/once I move in.

Best wishes to all out there,

    Alec

oh i really hated sorting out the insurance bit. I'm sure we haven't got the best deals we could have simply because by the end of all it I couldn't be ar5ed anymore! Our monthly insurance bill came up to £120 and I'm sure we're getting ripped off. We have unemployment cover, critical illness/death, buildings n contents. need to look at sorting it out soon!

Towelie, I'm in ingleby barwick now. We looked in all areas and decided here we could get a bit more for our money (eaglescliffe/yarm too expensive and we wanted a detached house.) My colleague is selling her two bed terrace in norton close to the pond. Hmm can't remember who she said she was selling it through. I'll check.

Hi, thought to share this simple tool for quick illustration - what happens to monthly payments when the rate goes up!

  • Hi All,

Well I should of had my keys last Friday and i should have been moving this weekend......However...
Solicitor went to request funds from Lender (RBS) last Wed and was told that RBS had decided to pull our funding:eek::eek::eek::eek::eek::mad::mad::mad:
    Reason - NO REASON!!!!

Cue lots of crying and angry phonecalls. Jist of it is they had decided there was 'something wrong with me'. I am trying to get to the bottom of this atm. How RBS can pull funding from 2 peeps who have exemplary credit reports, exceptional account managment I will never know. There own people are baffled by the decision and everyone we have spoken to have never heard of this happen to anyone.
I mean its crazy, we had signed the missives and the Mortgage papers from them, paid our deposit and fees and 2 days before getting the keys they do this. Angry is not even coming close to how we feel.

So in the complaints process just now with the help of our fab lawyer and broker. NB I am also an account holder with RBS with no overdraft or credit card and a healthy balance in my ac. Needless to say I am closing my ac. Will be going to the Ombusman if I don't get and answer or at the very elast an apology. I know lenders can pull funding at any point but to not provide an explanation is just not on.

LESSON - DO NOT RELAX UNTIL YOU HAVE THE KEYS PHYSICALLY IN YOUR HAND!!

We are now waiting to hear from Solicitor for new completion date as we have funding secured just with OH. Keep your fingers crossed for me.
    THIS HAS BEEN A NIGHTMARE!!

You can try, but you'll never catch me. Bazinga!

Well I'm one step closer - I got notification today from the Post Office that my mortgage has been approved and confirmation has been sent to all parties. Having read HockeyDuo8083's posting though I'm still not counting my chickens quite yet... Sorry to hear what happened to you HockeyDuo8083, hope you manage to get somewhere with it soon!

Aw Hockey, I dont even know what to say. I didnt realise that could happen at your stage. Looks like its another hurdle to get over.

Just doesnt make sense though, just to pull funding with no reason. Surely they would want the business, fools. I hope you get it sorted or that it was just a hitch in the system which they intend to rectify.

    Fingers crossed for you xx

Really sorry to hear that Hockey!! We have gone with Woolwich who also said they had pulled at the last minute, OH managed to sort it all out thank goodness!! My fingers are crossed for you and hope you manage to sort it all out!!

I haven't written on here for ages, so I will update...

Signed all the papers on the 9th, should have been very exciting however OH and I were exhausted after being up all night with the police, some lowlife managed to break in to his parents while we were all upstairs sleeping. Thankfully they didn't take anything as they were disturbed by us.

We moved in on the 17th after a bit of an argument with the insurance company, they decided to send all the documents (that we needed to show the solicitor before we were able to move in) to our new house. Then claimed they couldn't send over proof that we had insurance...all a bit of hassle. Luckily the vendor hadn't moved and we were able to collect our post.

Settling in nicely now, first week was a bit strange, missed 'home' a little but after visiting a couple of times I quite enjoy coming away to a bit of P&Q :P

    How is everyone else doing?
    :)

FTB too but starting to wish never started this now. Although cant wait to get into my own home.

had my offer accepted, sent all docs to solicitor, paid for house insurance, got quotes for moving, advised all parties that i want to be in by end of may (that was 6 weeks ago) and have given my 1 month notice to landlord today. my solicitor is still waiting for contract pack which the seller has had for 3 weeks now.

Just dont know if it is still doable to move in by the end of May or if I will end up homeless at this rate! Stress city. They are not in a chain and just need to move out.

So stressful. Being a tenant is starting to appeal more...!
