    Hi Bone Idle,

    Congratulations on the house :T
Its realy exciting isnt it! We also have been saying the house rather than our house.I keep having to correct myself though :D

We have had our completion date now, 8th may but im still scared that things could go wrong!

If i could advise you on anything then it would be always be bugging everyone involved. You might feel abit pushy and they might get sick of you but things will get done alot quicker. Maybe because they just want you to stop bugging them :rotfl:but it works!!

    Good luck with it all

    HI everyone,

My sale is going ok now and the solicitor has been trying to set a completion date.

They have asked for a cheque with our deposit and the remaining balance we owe them.
    Is this right??
I though all the money side of things (the deposit) was done electronicaly on the day.
It just seems wierd (and scary) that i have to write such a big cheque to the solicitor.
Maybe im just thinking too much but it would be great if someone could advise me with it

    Thanks

    Lauren

    Hiya,

The money stuff is the last thing that we were told that we had to do i.e once all paperwork was completed etc. Our solicitor has requested our money electronically and we have to show printouts of each stage of the transaction.
I think it is just to keep us and him covered in the long run i.e Money Laundering regs etc.
As there is a transfer cap limit of 15K with our bank we have to do 2 transactions, 1 off the internet and the rest in branch. This was easy to do but I had to take in extra ID and answer a few security questions.

The money we have given to our Solicitor is the full deposit for the house and his fee for his services. He then requests the outstanding balance i.e. the mortgage direct from the lender. He then pays everything to the sellers solicitor and hey presto WE ARE COMPLETE!

Hope this helps. I know that everyones situation is different and also processes differ between solicitors and also Scotland and England I think.

  • Hi Bone Idle!

I can say that you should always expect the unexpected and be prepared to be on the phone.A LOT.

Keep copies of everything and possibly a diary of whats happening everyday.

It's difficult but try not get excited until you get the keys then you really can call it your house.

Good Luck and keep us all posted!

    Ooh! :hello:
We're in St Andrews now, and have bought in Horfield.
Our forst house we offered on was Bemmie, but we've been priced out of the good houses round there!
We viewed what seemed like hundreds in the Bemmie area. Wonder if we saw yours?! :rotfl:
Congrats, and fingers crossed for you!
Really meant what I said about the surveyor btw - he's v. cheap and very fast and professional.
Would use him again in a flash.

Probably. We saw a couple on Sion Rd, Hebron Rd and lots more that i can't be bothered to list on here. We ended up with the one on Brighton Terrace, off West St. Since my OH works in Minehead it was difficult for us to move somewhere else in Bristol.

Solicitors have been instructed (survey to be done this week) and we should have approx 6-8 weeks to wait! No where's my deposit money?

Crikey! Panic over OH has just called an calmed me down. He is now away to phone stupid bank so I can get our deposit sent. Very glad he woke up early an he doesn't go on shift until 6.30pm!
I tell you, this is so scary when you try to move large amounts of money; you don't want to type a wrong digit!

    Sweaty palms here...

Well done Hockey. Well done to all those who are having good luck. My FA got a little irritated with me (probably because I call so much), so I left things with him for a little while (forms to be sent etc) thinking he'd get on and let me know if he needed anything from me. Called about week and a half later to ask for an update and I dont think anything has been sent off at all because I'm being asked for documents.

He has sent them now I've chased but its just more and more waiting when I was hoping to hear back by now.

The EA is really nice but have started pushing me coz its been so long and I'm scared the Vendor is gonna start viewings again and get another offer from someone else :(

Im gonna get back to calling and asking for an update

    Hi SelenaLousie,

I also though the vendor would get sick of waiting! I decided i couldnt take the risk so started ringing them to chase things! Bet they got sick of me.

Funnily enough we seem to get the bills very quickly hehehe

Good luck. Hope eveything goes well for you :D

We have been living with my inlaws for two years so im ready now !
Ive been to transfer our savings from ours isa's today and its scared me a little to think that in a few weeks we'll have none of it left  Going to be strange writing that cheque!!

Keeping my fingers crossed for you that everything goes well for you :D

Hi Lauren1983 - yep, it's been a hard slog - I am so excited but nervous at the same time - the thought of having no money is slightly freaking me out! Good luck in your purchase and I hope you'll be very happy in your new home. We went into the branch to do our transfer - there is a fee of £30 for the same day transfer so we opted for the 3 day transfer which is free!

New to this thread. We're FTBs who have just put an offer in 8% under asking price (which was already pretty reasonable in our opinion and we LOVE the house so wanted to make an offer they'd possibly accept). They've said for £2k more they'll sign a formal agreement today so we're going to offer to meet them in the middle, which I'm hopeful they'll accept. I'm SO excited I feel sick!

Can I ask, how do you agree on a completion date? Is it just one that's agreeable to both parties? I'm getting ahead of myself but I can't help it. I went for a walk this morning in the sunshine and ended up outside the potential new front door. Sigh.

    Hi Ally,

Welcome to the board. When we put our official offer in, via solicitor, he said 8 weeks is the norm for completion in Scotland. So we proposed 8 weeks from day our offer was accepted and the sellers agreed.
I think it depends on the sellers situation and your own. You do not want a sale that drags on for too long though but definitly get a date at the beginning which both parties agree too and that gives you a timetable and a focus to get things done/aim for. GOOD LUCK!

Well we have transferred our deposit and fee to the solicitor yesterday with no probs in the end. He is now going to request the payment from the Lender and finalise everything. Still on track to get keys on Friday:jWill get a phonecall on Thurs or Fri morn to confirm everything! SO EXCITED!!!

Thanks. The reason I ask is I'm going to America in 6 weeks for 3 weeks (bad timing really now!) and I didn't want my partner to have to deal with everything. I'm sure we'll work something out.

    Good luck everyone!
