I read this thread with interest, sometime ago I trawled the net and could find nothing regarding other people having issues with Rentapad, so as already mentioned by a previous poster,although not a great position to be in, I am glad to have found this site and take comfort in the fact that I am not alone. The power of many can be great....
What can I do to help? He must be stopped....I will start 'official' proceedings, but don't hold out much hope of getting the $2500 or so rent owed. I just want to see the bloke stopped in his tracks.
I have looked up fraud and embezzlement, I am no lawyer, but the description sure sounds like what is happening to us. How can the police not be interested? If we add up the amount of money each are owed, as a group it must be a sum large enough for someone to take notice - we are only the ones we know about!
South Manchester Reporter would also be another paper to get in touch with, often larger networks pick up on stories which start out in 'local rags'.0 -

I am not certain of his address but I think he is on the electoral register as Thom P Doherty, 83 Morningside Drive, Manchester M20 5PW. My legal advice is to establish for sure this is his property and to file a claim against him citing the house as equity. When the property comes up for sale it will have the debts attached to it and they will have to be paid before it can be sold. Maybe only our children will benefit.
I think we should all do as lampkin suggested and get a list of claimants drawn up and work together in common cause.Thom's piggy bank must be worth sharing out between us!

So far I have 7 email addresses for different people who have been conned by this man. I've emailed a full outline of the situation to a reporter I got in touch with (south manchester reporter I think). I think the actual number of people is higher though, there's probably a fair few people who have had their deposits stolen and don't even know it yet.
I phoned the police last night who actually did put my initial call through, but the lines were busy after being redirected. I have a number for the local council as well.
It's been difficult chasing this up (finding the time), but there's no way in hell I'm going to see this man get away with this.
It was suggested to me that we might organise a protest of sorts
I notice the whathappenedlastnight site has bottled it and put a block on all reviews, hopefully that speaks for itself anyway.
Hopefully we can all get together and put a stop to this man!

I think we are getting to a point when it would be wise to go "off air" and correspond by e-mail. There is little to be gained by letting Thom know what our strategy will be when it is worked out. Perhaps you could get permission to circulate the e-mail addresses of those interested parties to us all so we can correspond in private?

I just thought I should share the news.
I have received a letter this week from mydeposits.co.uk notifying me that Rentapad are no longer member of their insurance base scheme, basically they got so bad that they were kicked out. All deposits will cease to be protected 90 days after the 11th june 2009. This has massive consequences for tenants whose tenancy agreement runs beyond that date. Deposits will not be protected any more and you may find yourselves high and dry having to take your landlord to court if any dispute arise. This is not going to be easy since landlords won't be keen on giving you your deposit back when they never had it in the first place... since kept (stolen) by rentapad.
This deposit works rather well for tenants. As a landlord I received a letter from mydeposits.co.uk today asking me for the deposit they paid to my former tenant due to rentapad defaulting. They threatened to take me to court if I do not pay which I will of course.
I you are a tenant, speak to these guys asap and, unless you trust your landlord, you may be better off ending your tenancy agreement to benefit from this cover.

It's not really a tenants problem.... the LL will still legally owe them their deposit back regardless of whether they had it - they might have to go via small claims (but can get the costs awarded against the LL). Legally it's the LLs responsibility to have the deposit protected and sort out the issue as they chose the LA who is their agent.... for tenants who are in this situation if the LL fails to lodge a deposit when the 90 days are up they can pursue the LL for the 3xdeposit "fine" for failing to protect it.0 -

It may not be the Ts problem to resolve the situation but they do need to be aware because, as we regularly see on these boards, pursuing a LL for a deposit that has not been scheme registered and/or handed over to the LL by an LA is often far from straightforward.
Thanks for posting this info Landlord31. Any T who is affected by the decisionof mydeposits to no longer deal with Rentapad will (should) have received notification from the scheme that their depsoit cover will be removed. The T should then pursue the matter with their LL direct, whilst also contacting Trading Standards and the Private Sector Rentals Team in Manchester about the way Rentapad operates.0
