Landlord refuses to fix washing machine

No, thats not necessary, once again it is only a washing machine after all. The protocol for repairs that a landlord, for what ever reason wont do and is responsible, is as I have advised.

I'm sorry if I'm just being ignorant through not knowing all the ins and outs. But why isn't it necessary? If the landlord refuses to repair an item that legally should be repaired then why is it not necessary to make someone force him to? I would imagine even a letter threatening court action would do the job as surely they know the costs involved in going to court.
Why do you keep saying 'it is only a washing machine'? Washing machines cost a lot of money to replace and so I certainly wouldn't have the spare cash to get one replaced/repaired. Mind you, if I did have the money I still wouldn't because it wouldn't be my responsibility to do so.Just because you made a mistake doesn't mean you are a mistake.0 -
it costs us £20 a week at moment to use a laundretee, but this is not the only thing in our flat that hasnt been fixed ..

Thats the key point legally. Legally would imply that there is some law that says such things must be repaired, there isnt. All that we have in this case is a clause in a tenancy agreement.
If the landlord, for what ever reason, is refusing to honour that clause, then you as a tenant should enforce it via the easiest and most efficient recognised route possible. This is the route that I have explained.
The cost of bringing such a claim to court would be negliable to the landlord as it would be dealt with through small claims, so I doubt this court approach suggested would work.
I keep saying 'its only a washing machine' in order to make the distinction between what a landlord is obliged to repair by Law and what organisations out there can force him to do, and what repairs the tenant must enforce.
Wahing machines do cost a lot of money, so hopefully this one will be repariable. If it isnt then a new one should be bought and the coast deducted from the rent. I doubt a washing machine would cost more than rent. If you as a tenant chose not to repair/replace the washing machine after a landlord had refused to do it, then unfortunatley, their responsibility or not, you would be without a washing machine. It is costing me £10 per week. But I don't have service washes so I can't get a receipt, otherwise I would try my luck at claiming this back.
What has happened with your washing machine? How long has it been broken? the washing machine broke about 8 weeks ago its says theres a door error, they came to look at it 3 days later , apparenlt door mechanis was broke so off he went to order one .... 7 days later i rang ll as no response and apprently the guy repairing it couldnt find the part .. 2 weeks later he comes to install part .... then decides it wasnt that part that was broke and then we are now waiting ....
the letting agent wants his rent he doesnt care wether the stuff in flat works or not so we have written advising that we are withoholding rent for the next month and wil be moving out as we feel this is completly unacceptable ..

Then you will find your deposit witheld and yourself in court for the remaining rent that the deposit doesnt cover.0 -
why , were at the end of contract , besides he has not upheld his end of contract , and bring it on !!
its says that the letting agent will complete all repairs in a minimal amount of time and with mininmum fuss
and so far we have been waiting 6 months for front light to be fixed 5 months for electrics in bathroom to be sorted , and now 8 weeks for the washing machine ...
