Landlord refuses to fix washing machine

I'm not forcing the filter cap off- I had a plumber out who tried to get the cap off but couldn't. I am going to give the letting agents until Monday because I called them yeterday and they said that they would get someone out to give me a free quote.
Then on Monday I am going to call them and tell them that I will be getting some quotes for the work and forwarding them on.
If, then, I don't get a straight forward answer I will employ one of the quotes to do the work and I will advise the letting agent that this will be deducted from my next months rental payment.

Don't see why not. the landlord accreditaion has financial benefits for landlords (Just don't ask who pays for it - all taxpayers do of course) - but it in theory improves local rental conditions.
Ask your local council if they hold a list of landlords and if they run a scheme. They might not, but it's worth asking.0 -

I'm no expert but I wouldn't get the work done and keep it from your rent.
Once you have asked for work to be taken out by someone then the liability to pay them is yours. I was told this from my letting agent mind you so it might not be true, not much that comes out of their mouth is!Just because you made a mistake doesn't mean you are a mistake.0
