Landlord refuses to fix washing machine

    Don't say things like that! Its not good for my mental calm and stress levels!

    I can use my machine to be fair. But it fills with water when I'm not using it. When water goes down my kitchen sink it ends up in my washing machine so I have to be careful how often I do dishes, etc :rolleyes:

    Mentioned it the day I moved in, my 6 month contract ends next month and still waiting :rotfl: I just have to laugh now.

    Yes, it filled, heated and emptied fine. Its just the smell that is the problem.

    I have done a couple of cycles on the hottest wash with powder but it hasn't helped and I am reluctant to use bleach for the reasons above!

    Yeah, you really don't need that sort of thing! Its annoying to have to stop and think everyime you want to do something simple like wash up!

    -The propery was advertised with a washing machine.
    -On the inventory it says 'Whirlpool white fronted washer/dryer'... Condition: Slight mould spots to rubber seal' (Hence, nothing about its working order).
    - The tenancy agreement states that the landlord must 'keep in good and proper working order all mechanical and electrical items belonging to the landlord and forming part of the Fixtures and Fittings'.

    What right do I have to state what you have suggested in a letter?

    *I've done nothing to clog the machine. It smelt and was clogged the first time I opened the door. I used it once after a maintenance wash but my clothes smelt of soil so I have been unable to use it since. I informed the letting agents in the first week of me being here that the machine was like this, so they are aware that it is not my fault.

    Excellent. You therefore have a right to enforce that particular clause of your tenancy agreement by doing what I have suggested.

    Im not sure if you are still in the fixed term of your tenancy agreement? if so then you should be aware that there is always a chance that the landlord will ask you to leave at the end of it. If you are now on a periodic tenancy, then the landlord could serve you 2 months notice. This is a risk you take in confronting a landlord, but the problem does need solving.

    If I write a letter telling them that they have 7 days to get the problem fixed, will the letting agent not just say that the letter is not legally binding, therefore they do not have to abide by the 7 day time frame.

    I am aware that the landlord could refuse to allow me to renew my contract (which I really do not want to happen because this flat is perfect), but I have to get the problem fixed! Moreoever, I live on a development where there are always flats becoming available for rent. Hence, even if I was unable to remain in this flat, I could at least remain in the development!!

    The agents are likley to say that and they would be correct, as such a letter isnt legally binding. However this is the common route that is exercised in order to sort out such repairs that you are entitled to when the landlord wont do them. From what you have said, all other options have been exercised, you therefore do what has been suggested or live with a broken washer.
