Landlord refuses to fix washing machine

  • My girlfriend lived in a house share, the washing machine packed up, she reported it to the landlord several times, he ended up sending her a text message saying "if you sleep with me I'll get you a new machine" ..............she no longer lives there!!!!!!

    I have to ask, did she get a new machine first ? ;)

    I hope she reported him to the police at the very least. That's disgusting.
    That's the sort of landlord who should be banned from being one.

    That's why you as a tenant write to the landlord using a method that you can prove that the landlord got the letters giving them a reasonable time to fix the problem before you act. You also include details, by including a photocopy of the quotes, of the workman you are going to use in the letter.

    If the place then floods you have can prove that you acted in good faith, you acted reasonably and you are not liable for any excess on the insurance policy.

    The liability rests with the repairman but to be honest the insurance company is not likely to chase them up, and if the landlord chases you up for the excess, you probably could find something else they haven't done which is more serious to take them to task over. As landlords who are bad at fixing one thing are normally bad at fixing other things.
    I'm not cynical I'm realistic :p

  • This annoys me hearing these stories,not all landlords are bad but oh dear they do have a bad name dont they,its not a game,if they decide to let a house out and recieve x amount per month then there are rules and the landlord needs to be reminded of this,instead they will bury their head in the sand and pretend it all goes away after all paying for a responsibily thats theres and on their contract is a no no yet if the shoe was on the other foot and the tenant didnt keep to the aggreement then they seem to be able to work magic and make demands .....I hear to many stories like this lately......good luck with your conquest and I hope you get what you deserve soon....

    Stories like this pi$$ me off too. I'm a LL but the only "white goods" item in my rental is the gas cooker. My tenant recently advised me that this has a problem, and I'm in the middle of getting it sorted. (albeit a problem with parts availability) It is only just a year old (and been installed for less than a year) so I'm arguing with the company about getting it fixed under warranty If no joy by the end of this week I will be getting someone out to fix it regardless. I'm amazed how some LL's operate. Things like this are all part and parcel of being a LL - if they don't like it, they shouldn't be doing it!

    I had a similar problem a couple of years ago with my washing machine.

    The landlord was always quite happy for me to get the machine repaired and they let me deduct it from the rent.

    Mind you, this happened 6 times in 5 months. I had a 12 month old baby and heaps of washing so I got fed up with it and they refused to replace the machine. I decided to move out and rented the house right next door. They had to get a new machine put in before the agency would try and rent it out again but.... it's still empty and I moved out in July 2007!

    If only she'd got the machine replaced and I would still be there!

    Piggles - yes it's annoying but in the time you've spent posting on here and debating withholding of rent*, legalities etc you could have had a crack at solving the problem yourself. Yes, the LL/LA should have checked the machine thoroughly before your tenancy but if you want a prompt resolve at least try the options in front of you. They won't cause the machine to explode!

    The problem may well be a build up from the previous tenant overdosing the maching with liquid detergents and using enviro-friendly low temperature washing programmes that allow a proliferation of machine rotting bacteria-containing slime. (The liquid detergents that are advertised as colour safe are particualrly likely to do this because they have no bleaching agent in them.)

    A very hot wash with a bit of white vinegar, dishwasher cleaner (as someone has already mentioned) bicarbonate of soda or some biological washing powder containing bleaching agent might just do it ( don't just use liquid bog bleach).

    Most machines should have a "maintenance" wash once a month on a really hot temperature & make sure you leave the door open when the machine is empty between washes so that the seal gets air to it.

    The soap dispenser tray should also be cleaned out once a month, using an old toothbrush & bleach or sterilising fluid.

    Sometimes a bad smell can be due, as in Drea's flat, to an incorrectly plumbed machine where drainage water will backfill the machine.

    Go on .... you could have clean clothes by tomorrow:-) If you have then great, if not, then what has it cost you - and hour & a fiver including the electricity- and you'll know that the problem is a bigger one that's definitely for the LA/LL to get sorted.

    * no tenant should ever withhold their rent payments without getting proper qualified advice. Even when there is a genuine "repairs issue" there is a very specific procedure to be followed: you can place yourself at risk of eviction
