    Hooray! You HAVE to make sure you follow through with this though, and make sure you change the locks when he goes. You've given him masses of notice, so if he refuses to go then give him one warning then phone the police - you're perfectly within your rights.

    It's best to be really clear from the start, then the lodger knows where they stand.

    Don't have grey areas be exact, such as they can or can't use your computer rather than only sometimes/in exceptional situations. If you don't want strangers staying overnight then say so, then the lodger knows to rent a room elsewhere if that's what they want. Or limit the number of nights a visitor can stay over with an exact number. Restrict the times of day they can use the lounge to prevent them calling in sick and staying there all day. You can always relax the rules once the lodger has lived with you for a while and you're happy with how they are treating your house.

    I know people who have a seperate lounge for lodgers and don't allow overnight guests. There are shared houses for lodgers who want more freedom.

    they are ready to be changed once he will be gone
    he got the letter and read it
    appart from coming back drunk banging door and a few swear words (B...) he did not cause any problems.
    it is clear he was avoiding me as he knew i was going to ask him to leave since the argument he had with me,and now still ignores me which does not annoy me, better he avoids me than shout at me.
    Rules were clear about stay over before he moved it, it was in week end and not in week time
    but when you give an inch to people some of them will end up taking a foot.
    hey sure no big deal, he knows he has to go and if he is still here after the date i told him to be gone.
    Then i will change the locks and put his stuffs outside simple as that as i will be within my rights.

    just to let you know that he is leaving tonight instead of month end
    i gave him a month notice but the fact i asked him to leave was badly taken, so he is moving out tonight. but i am keeping the month rent as it is his choice to leave tonight and once again he did not respect the contract.

    Let us know tomorrow how it goes. HOpe you find a new lodger who's nice and respects you - but write a list of conditions and rules and no wooly "sometimes" :)
