    Good news Lisa, Pricing is the key to selling in this market.
    You will be reasonably near me when you make the move. I lived in Soaks for a while.
    Good luck with the viewings.
    Think I could have pushed her a bit more on price, but you just never know :confused:

    have a look at the expats website some of those have been trying to sell for two years the thread is 2000 pages long and full of hugs and stuff that you lot seem to like..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    What lot is that, exactly? I don't think we'd necessarily have much in common with the Ex Pats, some of whom are running away from their problems or, as you suggest, trying to. It can be a very dodgy move, especially if one likes the new environment and the other doesn't. I have some relatives in that situation.

    Last week's viewings were a 'no show' and a 'very nice, but it's too much like our present house,' whatever that means....It isn't remotely like theirs, so they probably meant size-wise.

    Two more viewings at the week-end.
  • To all those who have SSTC 2 or 3 times - what has it cost you in solicitors fees and new HIPS for each aborted sale?

    I'm going to try and in the new year and I'll be on a tight budget - I'm really worried about having to pay my solicitor 3 or 4 times. :(
  • Well my possible cash buyer has driven by twice and even pulled up outside with wife and kids on Wednesday (I am not a curtain twitcher b the way-I live in a cul-de-sac, so it is really obvious). I am hoping that is a good sign!

    The EA said they were very interested. Fingers crossed>

    one year on the market for me- 2 price drops one dropped out day before exchange and 1 offer way way below what i can accept!!

    I've just read that HIPs expire after 6 months? If we're buying a property with an expired HIP, who's responsible for getting it updated?

  • I agree with that.

    I sometimes see houses listed where the owners clearly can't be bothered with decorating and it's reflected in the price - I do like that. What I can't stand is to see expensive decoration that is to a particular taste. I'd feel expected to pay for that. Slap some magnolia paint on the walls, install a basic kitchen, etc if that's what you need to do. Or, discount the property and let the new owner do as they like.

    Pretty much where I am coming from. As the main user of the kitchen I prefer one that works for me and if the seller has accounted in the price for a tatty one it's a plus point.
