    When was the original valuation done? And what sort of price level are you selling at?

    Valued Sept '07 @£375k, but there is a separate plot of land too, which I'm not selling.
  • Pawpurrs, if you can knock your lower offer against the offer you put on the property your are interested in, then you haven't lost, definately worth a phone call IMO.....

    Hi, I'm new to this thread, our house is on the market just now, has been for 6 weeks, we've had a total of about 8 viewings, and had one offer, unfortunately the couple couldn't get the money for a deposit, and have now withdrawn completely today, I'm devastated right now :( The really annoying thing is two other houses have sold within weeks in the same time ours has been on the market, same size, same area. We have another hose, though we've not signed yet, but if we lose it I don't know what I'll do!!!
    I know that selling in Scotland is different from England, it was originally on at offers over £88k we've now fixed it at £97k, and really can't afford to drop the price (one of the others sold for £103k)

    I'm thinking to change it to a clear asking price of £199,950, we originally had it on at £219,950, even though the 4 valuations we had all priced it between £210,000 and £235,000.
    I don't know.........

    Dropped to £189k today, but still over £40k more than the ceiling price for your street. I have a feeling you'll have to drop again, unfortunately.

    I know what you mean, but if things take a time, you will adjust to it. Under normal circumstances, it is possible to pyche oneself up into feeling in control, but after some months and disappointments,that can be exhausting. The danger then is slipping into apathy and a feeling of helplessness. That state should be avoided, because then you become vulnerable, even to daft suggestions from people on here who don't own a house! Know what your bottom line is and stick to it, but make sure it is based on a thorough knowledge of the local market. If I've been guilty of anything, it was not knowing my own area's market as well as the one I wanted to buy in - putting the cart before the horse really!

    Sometimes you can learn from viewers, from those who pull out and even from people on MSE, but not always. We spent 3 months landscaping the garden after adverse comments, but we couldnt alter school catchment areas or sort out lending policies at Northern Rock! We know we have a decent house in a good place at a sensible price now and that's it. Obviously, the 'sensible price' is under constant review, relative to the market.

    The other thing we have learned is that the 'perfect' house that we 'must have' really doesn't exist, or if it does, then it is likely that one equally good, or better, is just around the corner, particularly in a falling market when more places are coming within range from higher price bands.

    So, chin-up: it's early days yet at 6 weeks!

    Good advice there Dave, a sleepless night for me. I really want to sell, the offer was under my bottom line really, but I want to sell for health reasons, hoping she will increase but if not then I am going to have to think about accepting it and hoping she doesnt mess us around.
    I wish it was more straight forward, if you took the offer you were guaranteed for the sale to go through.:o

  • The couple that pulled out hadn't signed anything, I really feel for them too, I think they will struggle to get any house.
    Thanks for the words of encouragement, we will just have to keep our fingers crossed for now, there is nothing else for it!
